One Step also lied about their accreditation status with the Better Business Bureau and was kicked out of the Grand Rapids Association of Realtors for their unethical behavior.
One Step relies on predatory business practices, making it very difficult to terminate an agreement with them. More than a year after we provided the required 12-month advance notice of termination, they tried to rent out our house to new tenants (after the old ones were evicted), despite the fact that our agreement had expired and they had no legal right to manage our property.
One Step Realty is a scam. If you are a property owner, they will leave your home in shambles.
"CONFIDENTIALITY NOTICE: At this time this owner has entered in a settlement agreement with One Step Realty, Inc., and HAS settled these claims in 2010. This home was managed over the course of 3 years. Below is an example of distribution of funds for a property, similar to that of [member name removed] Property. This property was managed over the same time period with the same amount rent, and the same age home (*see # 1). This was also a Section 8 tenant, so the homes needed to pass inspections in order to receive payment, just as the owner above's home needed many repairs in order to continue to receive payments (please see #2, for a link below to Section 8 payments and rules). 1.
