"I love my patio and stairs that Soil Friends Excavation installed for me. The attention to detail was incredible, they truly care what they are doing. They installed a beautiful patio and 3 stair sets which were custom cut. They spread 100 yards of soil from construction of my home very synchronized with their equipment. Removed my front yard entirely, hauled it off site and regraded and installed a brand new seeded lawn front and back. They installed a French drain off the gutter downspout. Iâ m all set to get this Richland Top soil growing grass with a nice graded lawn! If I could post pictures I would. Thanks Soil Friends!"

"We had a fence installed on both sides of our house, one side included a gate. Also had a large tree removed from between our house and our neighbor’s. Overall, the job got done and we’re happy with the end result. The fence looks good and the gate works great, which adds some nice privacy and functionality. The crew was hardworking and got everything installed within a reasonable timeframe. The tree was a big one and they were able to take it down safely without causing any damage to nearby structures, which we appreciated. All in all, a solid experience. We’d consider using them again for future projects."

"Craig (owner & installer) and Parker (installer/service) made this whole experience an enjoyable one. Both are very experienced and knowledgeable. We had a new awning placed over our back patio. We have never had an awning before, and they were very thorough in explaining all the different options and mechanics. We are so pleased that we went with this company."

Patios questions, answered by experts

Yes, a sunroom will require a permit. You may just need a general construction permit for a screened-in porch or solarium. For a three-season room with electricity and a four-season room with electric, heating, and cooling, you’ll need additional permits for each of the utilities, as well as a roofing permit.

Even under the best of all circumstances, the maximum ROI on a pool is about 56%. There are other exterior home projects that you can do that are both less expensive to tackle and net a more significant ROI. These include:

Yes, but ensuring the deck has a solid foundation with adequate footings is critical before building, as the weight of a sunroom will put significant pressure on the structure below. Even if your deck is properly constructed, it may not be able to handle the extra weight. While some basic, lightweight, prefabricated sunrooms can sit on a deck with a strong existing foundation without additional supports, in many cases, the foundation and joists will need reinforcement. It is always best to have a structural engineer perform an inspection to evaluate the deck's quality and structural integrity. A professional can help you decide if reinforcement is sufficient or if it's better to tear down the deck and start over.

In most parts of the U.S., adding a screened-in porch requires a building permit. Since this type of project often involves structural work and changes to your home’s footprint, homeowners should adhere to local guidelines. That said, permit rules can vary widely depending on where you live and how extensive the project is. Before you start sketching out plans or ordering materials, check in with your city or county’s building department to avoid headaches, fines, and potential structural issues down the line.

A screened-in porch can add value to your home, but it won’t count toward the total square footage at an appraisal or when it comes time to sell. A screened-in porch is not fully enclosed, usable year-round, insulated, or heated or cooled, so it doesn’t meet the requirements of livable square footage in most locations.
