Over time, exposure to moisture, freezing, and thawing cycles can cause mortar to deteriorate, leading to cracks and gaps. Regular inspections and timely repairs, such as repointing or tuckpointing, can extend the lifespan of chimney mortar by ensuring the structure's integrity.
