"Marilyn and her team were GREAT! We had a lot of clutter in our house. Some people would say it was a "Hoarders Paradise" minus the food and garbage. Marilyn and her team helped us with a "to do" list to start. She helped and guided us on what needed to be stored and what we could keep in the house. Marilyn and her team helped us to pack up everything. She spoke with our young children about what toys and other things were important to them to have at the house and how and where they could be kept for viewings as well as what could be stored away and not be missed by them. Marilyn and her team even helped us to take things to storage. And trust me, we had a lot! Marilyn also helped with staging our house for sale by using some of the things we had as well as bringing in some of her own things. The house was listed the week before the Open House so that people had a chance to view it and we held our first and only Open House that Saturday. By Monday we had multiple offers and the house went well above asking price."

"Kayla came in and took charge of organizing our walk-in closet and pantry. She doesn't waste time, she goes right to work and she is very detail oriented. She knows how to tactfully ask your needs versus wants and turn our responses in a wonderful transformation. We are currently booking her to organize our garage too. Thumbs up!"

Home Staging questions, answered by experts

It is generally better to stage a house than to leave it empty, as it can help the home sell faster and for a higher price. Staging helps potential buyers envision themselves living in the property. According to the National Association of Realtors, more than 75% of buyer’s agents report that staging makes it easier for buyers to build a connection with the home. Furthermore, a 2018 survey of over 4,200 professionally staged homes revealed that most sold for 6% to 25% more than their unstaged counterparts. Using a professional staging service can improve a buyer’s opinion of your house and may lead to higher offers.

Yes, removing a fireplace can decrease your home's value, as it is a sought-after feature for many buyers. The potential loss in value is estimated to be between $1,000 and $5,000. The impact can vary by market and climate; for example, a fireplace is more valued in colder regions like Minnesota than in warmer areas like Florida.

However, if a fireplace is in poor condition and needs extensive repairs, removing it might be a reasonable option. When deciding, weigh the benefits of removal (more floor space, less maintenance, reduced energy loss) against the potential decrease in home value. If you plan to sell soon, it is generally advised not to remove it.

Choosing a high-quality home stager can mean the difference between your home flying off the shelves or sitting on the market for weeks or months, and it all starts with verifying the stager’s experience. You can start by asking how long the professional has been in the business, and you should also ask for references and examples of past work in your particular area. Ask the stager about your options, including virtual staging, furniture rental, and other preparation services.

The average cost to stage a home is around $1,800, with most sellers paying between $800 and $2,800 for professional services. However, the total cost can vary significantly, ranging from $500-$600 for an initial consultation to $5,000 or more for comprehensive, full-home staging.

The final price depends on several factors, including the home's size, location, and condition, as well as the number of rooms being staged. Other key cost drivers include whether you need to rent furniture, the quality of the decor, the stager's experience, and the duration of the staging services. The scope of the project also plays a role, from virtual staging and simple decluttering to full-service design, which may involve repairs and maintenance.

To stage your home yourself, clean your home thoroughly to sell, leaving it gleaming like a five-star hotel. Less is best—always clear away clutter and anything personal so buyers can focus on the beauty of the rooms. Prospective buyers will check the closets, so investing in a storage space may be necessary.

Move furniture around, mix fabrics and decor, and de-cramp the room by removing any unnecessary furniture. A fresh coat of paint always helps, as do natural features like plants.
