End result - massive air leak under the cardboard. I called Kaufman & Sons and Cliff came out within a few days. He gave me a range of solutions and I chose to "make it right" ... it was a horrible job, pouring two new footings and building two block walls... tying them into existing wall... all in a crawl space with 2 ft of ceiling height. He gave me a "best case and worse case quote" (depending on how the job unfolded) and I asked him to go ahead. I have been studying building and construction work for many years and I can tell true experts quickly with just a few questions. Cliff was clearly an expert. He was able to schedule me sooner than originally expected and arrived punctually. The work was performed to a VERY high standard and the cleanup was excellent... absolutely zero mess (in partially finished basement [where he had to mix concrete]). He told me it went better than expected and billed me BELOW the lowest quote he gave me. Airleaks solved. Job done properly... Fair billing. Excellent communication and professional standards. Highly recommended. Unfortunately, there were a few minor fixes that were not completed. They came out once to put in trim around the vanity and assess the shower height as it is now 4 inches shorter than it was before. They did not get the trim done around the vanity kick plate or answer us about the shower height. We have called repeatedly and they no longer call us back. It has been six months so although the work they did is good, I cannot rate them higher. I also really like the guys but am very disappointed in the responsiveness in the office when I call. I am not sure I can recommend them to my friends now and will try one more time to get them to finish the project. Then I guess we will just have to finish it ourselves and write them off. It was not a cheap remodel so I expected more. The concrete finish work is poor. This was especially discouraging as he guy old me he doesn't normally do concrete work. It seemed as if som of he workers weren't as knowledgable about the product, since they didn't have answers for questions I had. The first night after it was finished, we had a large rainfall. The basement is dry and with the dehumidifier running, I no longer smell mold. We looked in he drain ports and noticed water running the opposite direction of he sumps. Regardless, the basement is dry and water stayed out! We're glad we did it as the end result is a dry basement. However, there were issues we weren't happy with as stated above. Concrete Finishing reviews from real Angi homeowners in Dunlap, IL
Came out once for initial meeting and information needed for a bid. Said he would have to send out framers and concrete people in order to get estimate together. Never heard from him again.
We have used Gene on many occasions and have referred him to others we know to do projects for them. He is prompt. He is fair with his prices and has a fast pace to getting the job done to our approval. Gene cleans up at the end of each work day and leaves the project area in usable condition...

I have been involved in trades since the early 1990's. I returned to college, at the age of 32, to earn a degree in trade sciences and received a B.S. in 2005. I am a Jack of all trades so to speak. if I look at a project and don't feel comfortable that I can do a professional job, I will gladly recommend someone that is qualified for free.

No, you cannot permanently seal concrete. The porous nature of concrete means that it’s always vulnerable to water intrusion and staining, even under the best sealants. Although some concrete sealing products can last for a long time, a genuinely permanent concrete seal remains elusive.
A concrete overlay should be 1/4 of an inch to 2 inches thick to form a strong layer on top of a base slab. The thickness depends on the condition of the existing concrete and the depth of your design and imprints. You should repair and clean the surface before applying a primer and a layer of fresh concrete.
Professionals clean surfaces, apply primers for smooth adhesion, and coat with specialized materials that promise durability.
The average stamped concrete patio lasts about 10 to 15 years. As the concrete ages, you’ll start to notice cracks and fading, but proper maintenance and the use of sealers will help lengthen the life of your concrete patio. Also, staying ahead of concrete repairs will prolong the slab—so always be sure to fix concrete cracks as soon as you detect them.
You can pour concrete over a cracked driveway, but it’s important to address the underlying issue first. Pouring new concrete over cracks without fixing any structural problems may lead to more cracks reappearing. A local driveway repair pro can assess whether crack repairs or driveway replacement is necessary before laying new concrete.
