I called several providers that could seal a crawlspace seepage problem. Brian Flanagan provided the quote for CrawlspaceSolutions after inspecting the cement floor crawlspace and walking around the house inspecting landscape drainage. I ended up with two acceptable quotes. Crawlspace Solutions was significantly less expensive and offered more actual benefit in the combined indoor and outdoor work.
He offered several options for proceeding. At my request Brian broke out the options in his quote for: 1. Only crack injection sealing and interior drain tiling with sump pit and pump 2. Only exterior drainage correction 3. Combined if all work is to done at one time. He also provided options for a battery back up system for the sump pump and for pouring a new floor. An additional discount was offered if work could begin on Wednesday or Thursday the following week. I accepted all options.
The Crew arrived punctually on the Thursday and covered all floors for foot traffic, broke out the perimeter concrete, trenched and installed the tile, pit, pump, overlayed a new smooth finished floor and removed the sod, trenched, graveled, installed the external French drains to clear standing water and replaced the sod slightly raised to accommodate settling. They cleaned up all but a few smudges that were easily wiped away and were gone at the end of the day. Brian came on Friday to check the job. My only concern was that new cement touched the bottom of the furnace ducting in one place. They were to return the following Tuesday to install the battery backup pump, so he said the crew would come back then to cut, chip out, frame and re -cement to increase the clearance to the furnace and install a connection from the furnace depression to the drain tile. He also suggested that they would add another French drain outside and extend one installed the previous Thursday at no additional cost.
The crew arrived again on Tuesday and accomplished all of the assignments. Brian and the crew were very easy to work with and were genuinely dedicated to making sure that they were professionally proud of and that I was pleased with the work. I am extremely pleased with the outcome. The warranty is for life and transferable to a new owner."
