A heated driveway can increase your home’s value depending on where you live and the age of your system. If you live in a region with very heavy snowfall, this feature will be more desirable amongst potential buyers. If you don’t plan to sell your home for another 15 years or more, then it likely won’t be a big selling feature as the technology will have aged too much over time. A heated driveway will only increase your home value if you’re planning to sell your home in the next two to five years.

Unless the buyer or seller makes the offer or offer acceptance contingent on the appraisal results, the sale will move forward unaffected if the appraisal comes back lower than the offer. This essentially means the buyer is paying more than what the home is worth, but without that contingency, both parties are locked into the deal. You can also provide the appraiser with the cost of recent upgrades. The appraiser will likely increase the value of your home by about 50% or more of what you paid for those improvements.
