"Frank and his team are Top Drawer! Frank came by and evaluated the custom addition to my carport. He had an estimate for me the next day that was perfect for my budget. He ordered the parts and custom built the frame work in his shop and within 5 days came with his team and in 3 hours had completed the install of my addition perfectly. I Highly recommend Essential Awning for any awning job large or small. Great work Frank. Thanks So much for your professionalism."

"Showed up and completed quality work in a timely manner. Initially had the wrong color pavers but took them back and brought the correct ones right away. Project was a 7â x 23â paver walkway. It really adds a nice look to our home! Would definitely recommend!"

"Company started in a timely fashion but work was not completely to my satisfaction. Issues were with dimensions that were off , a minor request I had asked of that wasn’t done and with a fence that was removed/replaced that I noticed after workers had left that was not put back correctly."

Patios questions, answered by experts

Yes, porches require foundations. The type of foundation required, however, is determined by the type and use of the porch. For example, a screened-in porch won’t require a new cement foundation. However, if you turn your porch into a sunroom or plan on making it a living space, then chances are you need a foundation that’s more permanent than piers and posts.

Yes, adding a sunroom can increase your home's value, with a return on investment (ROI) ranging from 20% for a screen room to 50% for a three- or four-season room. The amount of value added depends on the design. Fully insulated, temperature-controlled four-season sunrooms add the most value as they can be included in the home's total living space. In contrast, simpler structures like Arizona rooms or solariums typically have a lower return as they don't count as legal living space. A high-quality sunroom can also be an attractive feature for potential buyers, especially those who enjoy gardening. The value may also be higher in warmer climates where this feature is more sought after. When deciding, consider both the potential resale value and the personal value you will get from using the room.

A solarium is a luxury addition to a home and can be an excellent breakfast area or reading space, but that doesn't mean there aren't disadvantages. For one, since the room is made of glass it can look dirty very quickly. Another disadvantage is solariums are notoriously hard to balance temperature and will most likely significantly increase your heating and air conditioning bill. Unlike a greenhouse addition to a house, a solarium won’t help you grow as many plants.

Whether it's better to add a sunroom or a regular room to your home depends on your goals. If you need extra bedrooms, building rooms with four standard walls makes more sense than adding a sunroom. If you don't need extra sleeping areas but would like to expand the living space of your home, a sunroom makes sense.

A sunroom will add more value to your home than a deck, but with a much higher up-front cost. Depending on its construction and function, a sunroom may be counted as additional living space, while a deck is strictly an outdoor feature. Both will increase your home’s value, but the sunroom will have a much bigger effect.
