"Before I even signed the contract with them I confirmed multiple times that that had built on a SFWMD managed canal, they promised me they had, come to find out they didn't even know the permitting process. It ended up taking them 2 years to get the permit through the process where a neighbor took only 6 months. After the permit was complete they told me it was a 2 week build. Once they finally started construction it took them 4 months to complete (May - August). They they sent out an unlicensed electrition that wanted over $5k to run a single outlet out there for the lift. I found my own that was $3500 and actually licensed. After all of that it wouldn't pass inspection because I had to repair the damage they caused to the bank of the canal, another $6k. No other contractor would do the rip rap because the permit was already active and no one I spoke with wanted to get involved with that mess. So, my choices were pay Sunrise another $6k or have the dock removed. So I sign the contract for rip rap with them and then find out they don't know what they are doing with that either. Final product looked horrible and there were numerous large rocks left in the water under my boat cradle to the point where it was unusable. I had to wade around in the water pulling the rocks out just to get the cradle into the water. It finally passed inspection and is done but it cost a total of $11k more than I expected and took 3 years when I was told it was a 2 week build and a couple months for permits."

"Ryan Plute is the owner/operator of Village Land and Lighting, LLC. Ryan genuinely puts his whole heart into every job he does. He is an educated engineer and all-purpose problem solver. Most recently Ryan removed two of our 8’-tall X 7’-wide and deeply rooted sweet vibernum hedge plants which had been terminally damaged by a stroke victim’s SUV. Ryan replaced them with two 30-gallon sweet vibernums. Even though this was a relatively small project Ryan made time to visit and view the job-site before formulating an estimate when all other vendors only wanted pictures. Ryan immediately made certain that public utilities were notified and that they had marked their underground lines before he began digging. He coordinated and supervised the nursery crew during the installation of the new shrubs and old vegetation removal, and Ryan meticulously cleaned the area upon completion. The entire job was completed within a week. Ryan: is pleasant, competent, thorough, and efficient. We highly rec"

"He works hard and the amount of work he completed was great. He is a nice man and he listened to everything I wanted done. He is doing a major cleanup of my landscaping that wasnt touched yet this year. Everything was overgrown and it looked pretty bad. I was amazed at the difference he made in one day. My lanscaping looks wonderful, thanks to him. He is also looking at my sprinklers and will take care of any problems. I plan on continuing to use him to maintain my landscaping once the cleanup is done. I have a lot of flowering plants, shrubs and trees. I feel confident that he will be able to continue to keep them looking good going forward. Thank you DeMott Property Care."

The most significant factor in knowing whether to repair or replace your dock is the extent of the damage and its age. If you have minor cracks on a few boards and the dock is less than 15 years old, it'll likely be worth repairing the damaged part. However, it's time to replace this essential water feature if you have significant damage, such as rotting wood in multiple areas, warps or cracks in the dock supports, or a damaged foundation.
Docks can last between 20 and 30 years, provided regular maintenance has been performed. Upkeep tasks like staining your dock annually to prevent water damage, repairing broken elements quickly, and using dock covers regularly will help extend your dock’s life. Your dock is likely nearing the end of its lifespan when it shows signs of rot, rust, and foundation damage.
The cost of repairs to your dock depends significantly on the severity and location of the damage. For minor repairs, such as replacing bumpers or patching a few cracks, you can expect to spend $100 to $800. For more extensive repairs, such as replacing decking or dock reinforcement, the cost increases to $800 to $2,000. Consult a local dock repair service to determine the estimated cost of your dock repairs.
Ideally, it's best to stain your dock once per year. Applying stain doesn't just keep it looking nice and new; it also helps extend the dock’s lifespan. Since you want to ensure water levels are at their lowest, it's best to have this project done by a professional dock repair service in the cooler autumn or early winter months.
The cost of a new dock can range from $3,000 to $30,000, depending on the extent of the project size, location, and additional features.
For example, a boat lift can range from $1,000 to $8,000. The ladder you'll need for your dock can be anywhere from $100 to $800, not including installation. In addition, the decking you'll need for your dock can cost between $15 and $30 per square foot.
