I am very pleased with Same Day Mold Testing. As a first-time condo owner of an REO property, I did a lot of due diligence prior to purchasing the condo. You have to be suspicious of "Test Only" companies that have an exclusive referral relationship with a remediation company. Why? Same Day Mold was excellent. I asked them to evaluate a home that I was in the process of buying. The price was a little more than I expected, but it was fair and straightforward, as stated in their contract. They came twice. They detected Stachybotrys the first time, which prompted the seller to hire a mold remediator to remove the mold. When done, they came a second time, inspected the adequacy of the work the remediator had done, and retested. It was positive again, and so the remediator had to go back a second time. Again, Same Day Mold was correct, there was some remaining Stachybotrys. The seller opted not to use Same Day Mold for the 3rd and final test, but Same Day Mold did their job and saved me a huge headache for the future.

Jason was extremely flexible with scheduling a team member to come out and inspect our home for signs of mold. He was also very up front with what the cost of testing could potentially be. Due to the larger size of our potential home the flat fee for inspection was $195 (for a visual inspection, moisture readigns and a written report), then there would be additional costs depending on how many (if any) air/surface samples we would want to have performed. We were told there were definate signs of water damage and good chance there could be some mold from a visual opinion. We didn't feel pressured at all to get the additional tests done, we felt it was necessary to ensure that our family would be moving into a safe environment. We are waiting for the test results (you can choose to have a faster turn around time for a higher price, but we werent in a huge rush) so we arent completely certain if there is an issue yet or not. Once we get the results we will be able to take care of the issue (if is there is one). Unfortunately, they don't reccomend any specific remediation comanies so if there is indeed a mold issue we will need to find a remediation company on our own (BUT that's understandable, it may be a conflict of interest otherwise if they reccomended a specific company). Overall we felt the inspection was definately thorough and we are at peace knowing that whatever the issue is in the home, we have taken the appropriate steps towards the remedy! Thanks guys!

They said, that's fine and it'd be $75 per sample. The owner and a helper came out. They said again that it'd be $75 per sample. He insisted that I sign a blank work order before he went under the house. He said he'd be taking 3 or 4 samples. He charged me for four samples, and an additional $100 for having to go under the house, which I had not agreed to. He insisted that I pay that amount. I felt this was completely dishonest, since it wasn't mentioned or written anywhere. He's sued me for this, because I refused to pay the additional $100.00. I had no objection to paying the amount that he had explained to me, but I do object to paying the costs that he added later.

The price to perform an inspection and collect samples are documented on our phone call log for this customer. The pricing is also available on our website. The customer signed a contract to pay for services performed including the crawlspace. That is the legal basis for our lawsuit. The customer has not paid a dime despite his concession that he does owe for the sampling. Instead he contested the jurisdiction of the filing (Pasadena) in order to have the case heard in Van Nuys. It took a whole day in court to hear this technical point. Now that it was filed in Van Nuys, he submits a review. He threatened to write a negative review prior to the lawsuit in an effort to dissuade us from collecting revenues legitimately due. With a signed work authorization it is highly likely we will prevail in the courts. Unfortunately, it will take another day (or more) to receive a judgement because the customer wants to make a point (not sure what that is). We have definitely earned $100 in light of services performed and multiple court appearances (and costs) associated with collecting our funds. Same Day Mold Testing, Inc.

Using the reviews on Angie's list we contacted this company to test a house that we have under contract. We thought we were getting an amazingly great deal with the $75 home inspection. But let's go over the reality. That didn't include the $30 charge to come to Orange County or the $75-95 to take a baseline outdoor mold sample. They then recommended taking 11 air samples in the house to test for mold. Oh, by the way, the house is only 1943 sq ft and moisture was only found in 2 locations and no obvious visual signs of mold. EACH sample would be $75-95 depending on the speed we wanted the report. In case your math isn't the greatest, we could have paid over a $1000 for that $75 mold inspection. My husband did get a couple of samples in areas that he was concerned about and paid for immediate results, but he wasn't going anywhere near 11 for an open floorplan home that had no huge problems. The report we got back pushed for more testing even though NO dangerous mold was found. Very disappointing experience.The inspector did arrive early and was there for about an hour. He used equipment to check behind the drywall for moisture and looked for obvious signs of mold. He was very polite and did explain what he was doing to my husband. When my husband needed something clarified on the report he did answer my husband's questions but again suggested more testing.

There are a few points worth clarifying: Phone quotes may vary from onsite recommendations. We cannot know exactly what we will encounter during the inspection. We give our best estimate based on the information provided prior to arrival. Once onsite, we make recommendations based on visual (eyes trained for water damage and mold contamination), olfactory (smell), and moisture readings with tools. Our findings could translate into several more samples than originally discussed. We give each customer the option to decide how many samples will be collected. We also walk the customer through each area where samples are recommended. The coupon discloses additional fee applies for sampling. Our website discloses the average number of samples is 3. The customer agreed to 2. Real Estate Transactions. It’s easy for a prospective buyer to discount the validity of our recommendations because they have little vested in the property. Air sampling may be recommended but seen as unnecessary because the buyer does not live there. It becomes a matter of cost vs. benefit and we can appreciate that buyer’s may not see the benefit in collecting several samples for a property they do not own. We make our recommendations irrespective of the ownership position. Travel Fee Outside L.A. County. Due to toll roads, mileage, fuel and traffic, we do add a travel charge to some destinations outside L.A. County. Our travel fee is disclosed on our website and on the coupon offer. Sampling Protocol. Square footage and age of a property have little to no relation to the number of samples recommended. Samples are recommended based on visual and/or suspected fungal activity on surfaces, inside walls, in the air and the crawlspace. Mold can develop in one or all of these areas. There could be one room on a newly built, foreclosed, home that would justify 10 samples if the room was flooded and the four walls were affected, as an example. Sampling fees are published on the website. The faster the turnaround time the more they cost. Additional Sampling. If all samples were not collected, we may reiterate the sampling recommendation in the report if we feel the additional samples will yield more information. The issue with mold is not only toxicity, but also frequency and dosage. Each person responds differently. Too much of anything (e.g. non-toxic mold) can produce an adverse reaction if a person is exposed to it on a regular basis. The crawlspace was a concern and crawlspace air quality can contribute to indoor air quality. We see it borne out in the lab results often. Customer Satisfaction. The author of the review was not present during the inspection so it is unclear how it was so disappointing when there was no hard sell to collect all the samples recommended. The customer had full control over the entire process, which translated to much less than the $1000 presented in the review. They did agree to collect samples and that did increase the total cost of the service provided. While the cost did increase from the coupon rate, it was due to legitimate concerns that were not known prior to our inspection. Even the $295 spent was still a competitive price for a whole house inspection, written report, and 2 samples with 24hr lab results from a “Test Only” company. What is great about this company is a) they'll come out quickly - Jason came out the same day we called! b) thoroughness- Jason checked every area in our house even areas we weren't concerned about all, c) the one area we were concerned about - Jason not only said it wasn't mold - he explained exactly what it was and how to treat it and finally d) the price was definitely right He was knowledgeable, communicative, thorough and had no motivation to find mold because his company does not remediate. He has one motivation - making us informed. He didn't push extra services - told us we could do air samples but felt like they were unnecessary and would only be for peace of mind instead of for really finding something.Even though there was NO mold, he still sent a full report for us to have in our files.GREAT COMPANY!

Professional, responsive and punctual. They responded to all questions. Although they were upfront about the additional costs for air samples tests, when they suggested an air sample from the parking lot, as a comparsion to air samples in the residence and basement, I had to say no. The final report, without that additional charge, still indicated an issue. In addition, their report states that to verify removal of mold, the cost would be $384 (including 3 air samples, lab results and clearance report). Granted, my research was limited, but a red flag goes up whenever the initial price becomes a stepping stone to more and more suggested onsite expenses.
Description of Work: Limited mold inspection of living room and basement storage below living room. Visual observation of service areas, mositure readings of construction materials, relative humidity readings and photos (photo report costs extra). Samples taken and analyzed by LA Testing.

There a two distinct subjects in this report worthy of a detailed explanation: sampling protocol and price disclosure. Sampling Protocol An outdoor air sample is the basis for which indoor air quality is measured. Without it, one simply cannot say what is normal for the area. Outdoor air quality varies from one local to another. For example, the air quality will be different where there is lush plant life versus the barren sand of a desert. Only comparing an indoor air sample against another indoor air sample can be misleading. Why? If the entire house has bad air quality, you would think the indoor air quality is normal. Or an unscrupulous inspector (or remediator posing as an inspector) can manipulate the data to exaggerate a mold problem and overcharge for the solution. Outside is normal. That is why we recommend an outdoor sample. It is an industry accepted standard and should be collected. A "red flag" should go up for any inspector that does not recommend an outdoor sample as the baseline air quality measurement. With regard to disclosing the re-inspection fee, that is the right thing to do. Most people want to know the total cost for mold removal. Believe or not, many customers think the re-inspection is free. That is not so. If we collect samples, they have to be analyzed by a third party laboratory. The lab charges on a per sample basis. We are also going to charge for our time and the report. This is what we do as a business in order to stay in business. If there is no problem there is no re-inspection and consequently no additional fees. Pricing Disclosure A remediation company may offer free inspection and/or testing. Let's be clear: they already buried the cost of re-testing in their repair estimate. Plus, the removal company that performs its own clearance testing is usually cheating because they simply will not fail their own project even it was not done properly. If they do fail it, they will find a way to charge you more money to finish up. The additional charge to complete a repair is what is referred to as a change order. You think disclosing a re-inspection fee is a "red flag", try an undisclosed change order that doubles the cost of a repair from $2,000 to $4,000. It happens... While this member perceives our pricing disclosure as a "red flag", we assert it is good business to be fully transparent in the cost associated with the services we provide. They were extremely punctual, and able to schedule my appointment on the same day I called for help. I think they were efficient with the test, but I did have an issue with their billing. If I were to have used a credit card, they would have added an additional percentage to the bill. Therefore, I was limited to using a check. This was my first experience using a mold testing service, so I don’t have much to compare it to. However, I feel satisfied with what they did.

Overall a waste of money because I now have two conflicting reports from two companies and have been threatened with litigation if I publish my photos of the mold that SDMT failed to "detect" because their guy *somehow* just missed documenting it even after showing him in-person there was mold in the drywall in the skylight box and asking him to please get a photo of it.
Description of Work: I grew up immersed in the construction industry. My grandparents started a paint company in the early 20th century that grew into a titan in southern California: Old Quaker Paints -- they painted all of Mission Viejo and much of Irvine when they were being built. My parents have been manufacturing waterproof deck coating since the 1970's. Their products are at Disneyland on the rides, at Knott's Berry Farm and on buildings and stairways all over the world. My current S.O. is a general contracter. I know a bit about such things... My landlord and I selected Same Day Mold Testing for a second opinion mold assessment at my residence. SDMT were nice enough on the phone and their prices are advertised as being competitive, which seems to be true... However, the employee who was sent out to actually conduct the testing was very unprofessional and truly failed at the task he was sent out to perform. Here's how: 1. He could not tell the difference between drywall and plaster. We asked him in person the day of the test which it was and he wasn't completely sure. RESULT: He had to take two readings of the wall in question when testing for moisture and wouldn't give an answer on the spot as to which setting on his moisture meter was the "real" one. IMPACT: Someone at the home office, without inspecting the location themselves, decided which it was - without a personal, in-person inspection themselves. This ended up in the report despite 50% chance it is incorrect and our receiving a positive test for moisture by another competing company. 2. He failed to take a photo of visible mold in the residence. IMPACT: The resulting report says there was no visible mold even though there is (right now, as I write) and was at the time of his so-called "inspection." 3. This is really the lesser of the 3 but adds "insult to injury"... the dude trekked dog s*** from the neighborhood onto our carpets. This was after he came in from his car outside. He didn't apologize. Only later when I saw him scraping his boots on the curb and saw the brown spots on our lt. beige carpet did I put 2+2 together. A phone call to SDMT wasn't fruitful. They denied my photos showing plenty o' mold on the drywall were pertinent (see them posted in my Yelp review of SDMT) . Jason Harris said to me in response: we tested on a different day at a different time. Well, it was only 48 hours from the test they performed when I took the photos... and if you believe I can somehow make mold materialize in the drywall of a skylight box in the ceiling w/o owning a ladder tall enough to reach it, then I have a bridge in Alaska I want to sell to you... Bottom line, the entire report they issued is suspect. They state no visible mold when there clearly is/was (see photos in the Yelp review) and they flipped a figurative coin as to the moisture reading, since the person inspecting the wall in question was not certain what type of material the wall was made of. Is this the sort of service you're looking for? For myself, I'm glad I have a back-up test from another company and the photos of the mold... but it shouldn't have come to this... p.s. When I spoke to Jason Harris about the questionable report he was not moved when I presented him with the facts stated above. Nor did he offer to send someone else from SDMT to do a proper re-assessment to verify dude's questionable work. When I expressed my disappointment with the armchair "verdict" Jason made all the way from Pasadena (without seeing the property himself) and mentioned I'd follow up with an online review, Jason threatened with litigation. For me, this is another strike against SDMT. Instead of saying "oops" he should have gotten photos of that skylight or "I'm sorry he didn't know the difference between plaster and drywall" Jason chose to defend shoddy workmanship and top it off with a threat of litigation. Again, is this really the kind of service you're looking for?

Back story: This complaint originates from the tenant of a landlord-tenant dispute. The landlord hired Same Day Mold Testing (SDMT) as a second opinion to a company the tenant hired that recommended expensive remediation based on air testing. The landlord paid for our services, the tenant paid $60 to have the lab results expedited. The tenant received verbal notification the results were available within the expedited timeframe, and that the results would be delivered to the landlord who paid for our services. The tenant felt she was entitled to know the results because she paid for expedited handling. She was not. SDMT policy is that only the party who paid for the service is entitled to the specific results and documentation. Our conclusion was the air quality did not justify a mold remediation company to correct the area of concern. The tenant was dissatisfied with our conclusion because she wanted to break her lease and get her security deposit returned. When she got upset about our differing opinion, she threatened to write a negative review about SDMT. Merits of the complaint: 1. Moisture readings. The inspector took moisture readings with a meter that has two separate settings for drywall and plaster. As a matter of protocol, we take moisture readings for both settings in older homes because many older homes have been remodeled or renovated wherein plaster is replaced with drywall. Drywall setting applied to plaster material can produce a false positive with the meter used. The inspector attempted to explain this nuance to the customer - landlord with tenant present - but the tenant interpreted the explanation as the inspector not knowing the difference between the two types of material. Even if the inspector didn’t know the difference, the meter would produce a true positive on both settings if the wall surface contained moisture. It was the conclusion of SDMT the moisture readings were within normal limits. 2. Pet Excrement on Floor. An apology was offered to the tenant when she first brought it to my attention. At the time, it seemed sufficient because the lab results hadn’t come in yet. The tenant acknowledged herself as a pet owner and that accidents do happen. But when the lab results came in and our conclusion was rendered, the incident became “insult to injury” because she was upset we didn’t think there was a mold problem that necessitated mold remediation. The inspector was asked about tracking pet excrement on the carpet of the unit. Upon discussing the particulars of the inspection, it was determined the tenant’s accusation had merit. SDMT accepts responsibility for accidents of this nature and the inspector has been reprimanded for this incident. 3. Picture of Mold. The inspector did take a photo of discoloration in the skylight of the room in question. After the report was delivered to the landlord, the landlord delivered the report to the tenant. The tenant called SDMT to challenge the statement of “no visible signs of suspected fungal activity…” by saying there was a lot of mold present on a wall. In the heat of conversation, I told her there was no sign of “a lot” of mold on the wall in our photos. After the conversation, I looked through the photos and noticed there was a small area of discoloration in the skylight area of the room. The inspector did take the photograph, so the tenant’s allegation is incorrect. 4. “No Visible Mold.” The discoloration in the skylight was not sampled so we cannot say definitively whether it is mold. Discoloration that is not sampled is referred to as suspected fungal activity. That being said, the report did contain an inaccurate statement of “no visible signs of suspected fungal activity…” As author of the report, I accept responsibility for the inaccurate statement. I offered the landlord a corrected version of the report because the landlord is the customer in this transaction. 5. Property Condition. There are times when suspected fungal activity has been positively verified and still not require the services of a mold remediation company. It’s what people commonly refer to as mildew. Of course, mold remediation companies will always say mildew justifies remediation because that’s where they make their money. And many inspection companies will suggest mold remediation to limit their legal exposure. (Based on this complaint, one can see why it is easier to recommend mold remediation instead of rendering an opinion that there is no mold problem.) The discoloration in the skylight area is more likely due to poor ventilation and/or excessive condensation than it is due to water damage. Outdoor fungal growth is a normal occurrence even on buildings. It’s when the growth affects the structural integrity or indoor air quality that it becomes an issue to be handled by a mold remediation company. The air quality of the room in question did not justify mold remediation, in my opinion. The relatively small amount of discoloration in the skylight area did not justify mold remediation, in my opinion. The property condition of the area inspected did not justify mold remediation, in my opinion. Our report does recommend any sources of moisture and/or contamination should be repaired, if applicable. We leave it to the landlord to determine how the repair is handled. 6. The First Opinion. Tenant hired another company prior to our inspection who determined remediation was necessary based on air quality and a positive moisture reading. We did not see any of the other company’s documentation. But we were told by the landlord the outdoor air sample had no spores detected. That is highly suspect! Anyone who knows even a little bit about mold knows spores are present indoors and outdoors. If the air sample is suspect, the moisture reading can also be suspect. Depending on the type of equipment used, the calibration of that equipment, and the motivation of the user of the equipment, one can reach different conclusions about the same property. Many inspection companies affiliate with mold removal companies. Often times, there is a financial incentive for an inspector to recommend remediation. Especially in a contentious landlord-tenant dispute because they know the landlord will probably do something if for no other reason than to avoid a lawsuit. Remediation gets recommended to protect the inspector legally and to enrich the inspector financially by referring the work to an affiliate. It’s this type of collusion that gives the mold industry a bad image. SDMT stepped out on a proverbial “limb” to say there is no problem to justify mold remediation. We are entitled to our opinion just like the first company was entitled to their opinion. 7. Other Sources of Information. The internet provides myriad sources of information about mold and its effect on buildings and people. Many people gravitate towards the information that resonates with his/her preconceived notion about how mold is affecting person or property. The Federal EPA website offers guidance about mold and what to do about it. Based on the size of the area with discoloration near the skylight, the area can be repaired in the course of regular maintenance. EPA also suggests adequate ventilation to prevent excessive humidity, condensation on surfaces, and subsequent fungal growth. Lastly, it suggests the presence of mold does not necessarily mean there is a mold problem. Many factors determine whether mold is a problem, not the least of which is frequency of exposure, dosage of exposure, and the health status of the individual exposed. Visit www.epa.gov/mold/ for more information about handling mold contamination. SDMT does not assign health risks to mold contamination in buildings. We determine whether the mold contamination necessitates mold remediation (repair) by a company that specializes in the removal of mold contamination. 8. Threat of Litigation. During my last conversation with the tenant, she made accusations that could be construed as defamatory toward SDMT. I did say we vigorously defend our reputation should something untrue be leveled against our company. As the tenant files more complaints in other venues, we are monitoring the voracity of her complaints to determine if she is making slanderous statements without merit. We will explore our legal options as this case evolves. Moral of the Story: The tenant raised two legitimate points: the inspector likely tracked pet excrement through the unit. The report did contain an inaccurate statement. In the end, there was no mold problem, all things considered. There was a problem for the tenant because she wants a basis for getting her security deposit from the landlord. The landlord appreciated our practical approach to the situation. Too often, common sense is not so common with mold matters. While a poor rating is not what we like to receive as a company, we appreciate the opportunity to improve our service and correct our mistakes. We hope other members can benefit from this experience and recognize we are fallible, but always look for ways to improve our policy and practices. This experience gave us an opportunity to do both. Side Note: Tenant filed another complaint with Better Business Bureau in which she is requesting we pay her moving expenses. She spent $60 for expedited lab results and wants us to pay upwards of $500 (my personal estimate) for the cost of moving out of a unit that does not have a mold problem. The technicians were punctual, respectful and professional. Very detailed. Questions asked were immediately answered. Timelines given were met. There were no surprises with their prices. Priced as quoted. Their inspection of our house was very thorough. We received a phone call giving an overall assessment of what was found and also receive detailed documentation of their findings as processed by the lab.

It went great, and Jason was ther on time, did the testing, and was responsive and returned the report quickly. I would recommend him to anyone worried about mold. The great thing is that he is just about testing, no repair or treatment, so there is no conflict of interest as his reports are independent.
