Small jobs welcome

"I work at a law office and contacted Mr. Fleener to do date of death appraisals on 3 properties owned by our (elderly) client after her husband died. I asked Mr. Fleener to make arrangements with our client's niece to view the properties. He is very responsive, punctual and professional, and our client and her niece are very pleased with his work. His turnaround time for producing the final written appraisals was very quick. I will definitely refer him in the future to other clients (and, to anyone else, for that matter!) who require an appraisal."

Customers say: Quick response

"Peter's appraisal was professional and timely, and his efforts are greatly appreciated. I am attempting to sponsor 5 Ukrainian friends to come to the US under the Uniting for Ukraine program. The Department of Homeland Security (DHS) requries a recent official appraisal from a licensed appraiser to be able to validate an asset like my rental property in San Mateo County. Peter was extremely efficient, helpful, and produced a professional product on short notice."

Property Appraiser FAQs, answered by experts

Both conventional loans and FHA loans are types of mortgages, but they have a few key differences. Conventional loans are backed by private lenders without any government backing, and FHA loans are guaranteed by a government agency. FHA loans are designed to be easier for borrowers with low credit scores or income to qualify for.

Yes, the age of your home can impact its value. However, age is just one of many factors that will have an effect. An older home may be perceived as needing more work and maintenance, but if you’ve kept up with repairs or done any renovations, this will increase its value. Buyers will also consider the size of the house, location, and how nearby homes are priced. Lastly, value also depends on whether it’s a buyer or seller’s market.

Around 1-2 weeks, including inspection and reporting time for an official evaluation.

Yes, installing a tennis court can be a worthwhile home improvement project that adds value to your property. The potential increase in value can range from $20,000 to $150,000, and in some cases, the return on investment can cover more than 60% of the installation cost. However, the impact on value heavily depends on the size of your property. For homes with multiple acres, a tennis court is often a valuable amenity. In contrast, for homes on smaller lots, installing a court can decrease the property's value because it consumes a significant portion of the usable yard space. It's crucial to consider your property size and the remaining usable yard before proceeding.

While there’s technically no limit to the dollar amount you can borrow for a home addition, the standard limit is around 80% of the value the addition is expected to add to your home. That means you could feasibly borrow up to $80,000 if an appraiser determines that the addition or bump out will add $100,000 in value to your property. You might also be limited by your debt-to-income ratio or credit score.
