Framing is the shell of the house. It includes several steps, including studs, plumbing, and electricity. A professional will ensure the wall frame is secured for the house’s structural integrity. 

Framing prices change depending on the material and whether the wall is load-bearing. Most contractors use wood to frame a home, but metal is another popular choice.

Sagging floors, large cracks in your walls, and uneven door frames are three signs that your floor joists need to be replaced. You may also notice squeaky floorboards, windows that no longer close correctly, and stairs that sag on either side. You'll need a structural engineer or floor contractor to confirm whether the floor joists are the true problem behind these issues.

If you’re considering buying a home with known termite damage, you can negotiate with the seller to lower the costs of the house. They might be able to make the damage repairs before handing over the keys or lower the asking price before the deal is agreed upon. There are a few options if you miss a stud. You can simply patch the hole with spackle, sand it down, repaint it, and then find the stud—essentially starting over. Instead, home builders nail or screw the joists directly to the beams such that the end of the joist butts up against the edge of the beam. Beams can sit on other beams for support, but you’ll never see a joist sitting on top of a beam or another joist.
