I was a first-time home buyer with only a tiny inkling of what I was getting myself into in this market but Liz and Ellie got me and my family through the process in one piece with the perfect home in hand! Right from the very first phone call, Liz and Ellie were incredibly responsive, patient, kind, and attentive. "I interviewed 3 real estate agents for selling my 440 sq ft condo in Allston. It is updated with parking, but it is less than 50% owner occupied--which blocks anyone from buying with FHA loans and requires a portfolio lender or cash buyer. I.e., this place would be harder to sell and I wanted to sell it as quickly as possible.
<br /> Alex Haidar did reply quickly to my initial requests but was curt and changed times/dates on me from the first meeting. I did not initially like him from his online/phone persona, but I was still interested in seeing what he had to say. He came by rather quickly and said that I had a great place--and he could sell it for $210,000. Since that was 22% more than what I paid in 2007--I was pretty sure something was wrong. Zillow zestimate at the time was hovering around $168K. He also said his commission fee was 2.5%...and didn't mention the buyer's commission fee.
<br /> I also looked him up and he does not/nor ever has had a real estate license in Massachusetts. Also, there were some what suspect comments about him on Yelp--specifically about his not understanding FHA loans.
<br /> The other 2 agents quoted much lower (more reasonable) prices. Another one brought recent comps for what was on the market and what was sold. She mentioned up front that I would have some difficulty finding a buyer b/c of the building constraints.
<br /> I went with her. Weeks afterwards Alex emails me to see when I'm going to list it. I replied that I went with someone else and that it was already listed (for $175K). He wrote back that it was underpriced. My place actually sold for $164K to an investor.
<br /> True--I don't know what would have happened if I sold for him...or if I waited and let it set on the market for more months...but my biggest priority was to sell it quickly and we had to turn away several people b/c they couldn't secure the loan.

"Among many text messages and emails we exchanged with Eric, I found myself writing this one: “efficient is not enough to describe you Eric”.
