Window AC units are a lifesaver during those hot summer months. They are relatively inexpensive, easy to install, and get the job done. However, these appliances are subject to the passage of time, and single-room AC units are especially susceptible to issues. Stay ahead of malfunctions with this window air conditioner maintenance checklist.

These tools and materials won't break the bank and will help the unit last five to 10 years: 

  • Replacement filters

  • Screwdriver 

  • Soft-bristled brush 

  • Clean microfiber cloths

  • Mild cleaning agent, like soap 

  • Fin comb 

  • Duct tape or weather stripping tape

  • Cover for the off months

Before AC Season

You’ll need to complete several important maintenance tasks just before using the unit for the season:

  • Remove and clean the AC cover

  • Inspect the unit for insects, especially if you kept the unit uncovered in the window all winter

  • Thoroughly clean all components 

  • Remove dirt and dust from the condenser coils

  • Inspect the coil fins and use a fin comb to straighten them out

  • Check the power cord for signs of wear and damage 

  • Install the unit as instructed in the user manual 

  • Ensure no components are loose

  • Check the condenser drain to make sure it’s free of debris 

  • Ensure the AC is tilted slightly toward the outside

  • Install a support bracket for extra security 

  • Test the unit at it’s lowest setting 

During AC Season

Some tasks are worth checking off as you use the unit. Do these things every month to ensure the AC keeps on ticking: 

  • Clean the air filter and let it dry before reinserting it

  • Check the filter for holes and rips

  • Replace the filter as necessary 

  • Inspect the coils in the front of the AC for icing, as ice buildup could indicate a serious issue 

  • Clean the window area surrounding the AC 

  • Wipe down the unit’s exterior 

  • Check for gaps between the window and the unit

  • Close gaps with duct tape

  • Check the drain pan, evaporator coil and ducts for mold

After AC Season

Complete the following steps before covering or storing the unit for the winter: 

  • Deep clean with a damp cloth and a mild detergent 

  • Remove and clean the filter

  • If covering the unit, make sure the cover is weatherproof but also allows a bit of airflow to prevent condensation

  • If storing the unit, find a dry location indoors 

Off-Season 

Window AC units benefit from some yearly maintenance tasks: 

  • Hire a local AC repair pro for a proper inspection, especially if the unit is more than two years old 

  • Test the unit at least once in the off-season 

  • Look for the paperwork that accompanied the unit in case you need it for a repair call
