$500,000–$750,000

A quote: “We rebuilt almost everything inside and outside of the house.”

What was the project, and why did you do it?

We rebuilt almost everything inside and outside of the house. It was in pretty bad shape—specifically water damage (a new roof was needed), foundation was exposed, the yard on the front and back was dead, infested with roaches, etc.

How many quotes did you get? Did you price shop at all?

We got quotes from three contractors.

What did you think it was going to cost?

$140,000

What did it actually cost?

$160,000

Why the difference?

As usual, once you start doing the reno, things happen—new problems get surfaced, or you decide to do things not scoped initially.

How did you get the money to pay for the project?

Savings and a loan

What did you splurge on that was totally worth it?

Pavers to extend the patio area ($13,000)

What was your biggest cost?

New roof ($35,000)

What was the most surprising cost?

Trimming and chopping trees ($3,000)

Did you cut any corners?

No

What was the most stressful, emotional, or exciting part of the project?

Coordinating multiple contractors and vendors to complete the project on time without sacrificing quality.

Any advice?

Be on top of your contractors to make sure everything gets finished up in a satisfactory manner.
