Concrete can crack from general wear, improper installation, or in response to uneven support from the soil underneath. Small, thin cracks on the surface of aging concrete are usually a result of normal wear and tear, while cracks on new concrete more likely indicate a problem with installation. Resurfacing a concrete slab can be worth it if the concrete is in decent condition and has minor cracks, chips, or discoloration. Resurfaced concrete is only as good as the concrete underneath the new overlay material. If the concrete is peeling or cracked, the peeling and cracks are likely to show through the new surface.

You have different options depending on the scale of repair needed. If you are repairing minor cracks that are between ¼ inch to 1.5 inch wide and less than half an inch deep, a self-leveling polyurethane sealant would be your best choice. Polyurethane sealants dry to the touch within one to two hours. Since they come in a tube applier, you also have the option to complete the repair without emptying out your garage.

Visible cracks, scaling, flaking, and uneven surfaces indicate a bad concrete job. Additional signs vary depending on the project. You may notice poor drainage or even exposed rebar. Quality issues result from using the wrong concrete, rushing the work, or inexperienced workers completing the job.

The repair method for a damaged concrete patio depends on the type of damage. For surface cracks, a concrete crack filler is a quick and simple fix. For larger cracks or uneven slabs, you may need to hire a professional to pump a cementitious material under the sunken portion to lift it back into place. For heavy spalling and other surface damage, resurfacing may be the best and most affordable option. This includes pouring a new layer of concrete over the old layer.
