Wednesday 12/19/2012 I called Mr. Hempel to check the status of my inspection. Due to some staffing issues at his office, the inspection had not been done. He informed me that the staffing issues had been resolved and he was a little behind but assured me that the inspection would be completed by the end of the week. On again Mr. Hempel asked for my e=mail address, the address of the property and the selling realtor, again I provided him with this information. Wednesday 12/26/2012 Called Mr. Hempel's office again to check the status of the inspection. It was still not done. Mr. Hempel promised he would have it done by the end of the week. I told him that it was imperative that I have it done by week's end because I was bound by contract to have the closing done by the end of January, 2013 and we could not move forward without this document. Mr. Hempel said he would contact the selling agent and set up a time to do the inspection. Mr. Hempel called me back approximately 5 minutes later and said he was unable to reach the agent. I told him my realtor had a key and was willing to meet him and to accompany him during the inspection. I gave him her number and asked him to call her. My realtor called me later in the day to let me know that she and Mr. Hempel were meeting at the property on Thursday 12/27/2012 at noon. Thursday 12/27/2012 My realtor arrived at the property shortly before noon, at 12:15 pm, Mr. Hempel had not arrived so my realtor tried calling his office to make sure he was still coming, she got his answering machine. She called his office 2 more times before reaching someone who gave her Mr. Hempel's cell phone number. My realtor called Mr. Hempel and was able to reach him on his cell phone at approximate 12:35 pm. Mr. Hempel finally reached the property at 12:50 pm. At no time did Mr. Hempel call my realtor or me to let us know that he would be late. Because he was late, my realtor was unable to stay with him during the inspection. Friday 12/28/2012 Contacted Mr. Hempel by phone to see if the inspection had been done. He said yes it had been done and he was working on it as we spoke so he could get it to the girls to type up and that he was putting a rush on the report because of my time line. During this conversation, I gave him my e-mail address again. Again he told me he would send a copy to me and the my financial institution. Wednesday 01/02/2013 I contacted Mr. Hempel to see when I could expect my report. During this conversation, he said HE was typing it up and would have it for my by the end of the day. At the end of the day, I still did not have my report. Thursday 01/03/2013 At 9:00 am, I phoned Mr. Hempel AGAIN, AGAIN asked the status of my inspection, AGAIN was told that HE was typing it up. At that point I told him that was the same thing he told me on Wednesday. Mr. Hempel became very agitated at this remark and told me that if I would quit harassing him on a daily basis that he would be able to get my report done. Mr. Hempel continued to speak to me in a raised and ad agitated voice, finally he asked "exactly what do you want from me lady?" I told him the only thing I wanted was the thing I wanted all along, a completed home inspection. He continued to become very angry and I finally hung up on him. At 6:52 pm Mr. Hempel called me and said he was getting ready to e-mail me my report and get my mailing address so he could mail me the pictures (there were to many to e-mail). He told me again that he would also be e-mailing a copy to my financial institution. Approximately 5 minutes later, Mr. Hempel called to get my e-mail address, AGAIN. Friday 01/04/2013 As of 10:48 am, I still did not have my home inspection. I called Mr. Hempel's office to inform him that I would no longer be in need of his services nor would I be paying for the incomplete home inspection. I had been 22 days since I first contacted Mr. Hempel to obtain a home inspection. During these 22 days, Mr. Hempel did not contact me to tell me of any delays of obstacles causing him to be unable to complete my home inspection. The only information I got was when I contacted him myself. I feel that he acted in a completely unprofessional manner by not completing my inspection in a timely manner and by the way he conducted himself during our phone conversation on Thursday 01/03/2013. He came to court with everyone but Steve who changed his story 4 times. being a professional, it was obvious even to a bankrupcey attorney that is would be damaging to his case to have steve there. I on the other hand having no legal experience, (nor have i need it as i have never delt with people of this nature) i had no idea that i needed to request his presence in court sence he played such a crucial role in the dishonesty that occured. I asked for a continuance so that I would have the opportunity to question him, the judge denied me this crippling my case from the begining. John dodged every question he was asked. thier star witness was a close personal friend who testified under oath that he was a ASE Certified mechanic and owner of \"rollands garage\". Rollands Garage was shut down by the real owner Wanes father 10 years ago after Wane destroyed too many cars.(birds of a feather) The fix was in,the case was dismissed and i filed an appeal unfortunatly, I had more pressing issues to deal with and reather than make a lawer rich to prove a point, I gave them a break and let them off the hook. the fact is their the ones with the tarnished reputation, and their the ones that sacrificed ther integrity for $2500, mine however is still fully in tact. But the story gets worse, you see, i filed another review on insiderpages.com prior to the suit being filed and on the 17th of feb 09 i recived a letter from their bankrupcy lawer threatening to sue me if i didnt retract my statement. i went to the site and saw another review had been submitted which was obiously coached if not written by Bluefield Radiator. I, in response to this wrote another explaining that their attorny was at this point taking advantage of his cliants, that the other review was a fraud, in droped a call to their attorney to make known my discust with HIS lack of integrity to tack advantage of people unintelegant enough to belive that he in some way has the power to trump fredom of speech. In response to this, Mellissa H. retracted her review. So now i will make every attempt to write at least one review on a different site a week as i am very busy running a REAL busisness. I will have a little time off at the end of summer and plan to go to the local courthouse and buy a picit license. NVR, Inc. operates in two business segments: homebuilding and mortgage banking. The homebuilding unit sells and constructs homes under the Ryan Homes, NVHomes, Fox Ridge Homes and Heartland Homes. As a corporate entity, NVR, Inc. provides various support functions for each of its sub-entities. These include sales and marketing support, vital human resource specialists, and an advanced information technology department, which provide a network of resources utilized by NVR, Inc. holdings.
"We absolutely love our new Ryan home, which is ready to move into. Jon, the construction manager was true to his word, and had the Home completed by the end of May. However., DO NOT GO WITH NVR MORTGAGE! We were supposed to close June 7, and Martha from NVR knew we wanted an early June close, I was retiring July 1st, and our mortgage was based on my pension MONTHS AGO. Now, a few weeks before closing after we scheduled a TON of services including movers, truck, friends taking off to help, babysitters for kids, and have a buffer of 3 weeks before we have to move out of a rental end of June; Martha tells me they require a certain letter from the pension that I will not receive until mid-july. Because of this they initially said we couldn't close until July. Then it is June 20th. If she provided us with this information months ago, we could have planned differently. Now we are scrambling to figure out what to do. So, I repeat, DO NO GO WITH NVR MORTGAGE. I'm not the only one either. I just spoke to our new neighbors who broke off with NVR and Martha after 6 months before closing because of similar issues. DO NOT GO WITH NVR MORTGAGE!!!! it should be NO STARS FOR NVR MORTGAGE."

FAQs for real estate service projects in Lost Creek, WV
Yes, hiring a real estate agent is worth it. Many homeowners make the mistake of trying to sell their homes by themselves, thinking that they’ll save money on the commission, but what they save on the commission, they very often pay for in frustration and concessions on the sale price. Hiring a real estate agent to handle the sale of your home not only makes the process far easier and takes the burden off of you, but most homeowners get more for their homes when going through an agent because of the marketing and salesmanship they bring to the table.
Real estate agents work on commission, so the cost of hiring an agent will depend on the cost of the home you’re buying or selling. The listing contract should include information about the commission for both agents, which is usually 6 percent of the sale price in total or 3 percent per side. With an average national home value of around $440,000, the typical commission per agent is $13,200. However, you won’t pay this total out of pocket. Instead, the commission comes out of the sale price of the property.
Interviewing real estate agents is the best way to find the right person for the job. Consider asking the following questions to find the best agent for you:
How will you show my property?
Will you do open houses to market my home?
How will you handle dual agency (representing the buyer and you as the seller)?
Should I make repairs to my home before listing?
Will you get professional photos taken of my home?
What is the best price you think we can get for my property?
How long do you expect the sale to take?
You don’t legally need a real estate agent as a buyer, as you can represent yourself, but you should always hire an agent as a home buyer. A professional real estate agent will have access to local MLS services to find homes that meet your criteria and needs, can connect you with other professionals—like a mortgage broker and real estate attorney—you’ll need for the purchase, and can often negotiate a better price for your home to help save you money. Plus, as the buyer, your agent’s commission comes from the seller’s proceeds from the sale of the home.
