"I used Triple V as the Project Engineer for a garage conversion to single family residence for my son’s family. Vic not only did the engineering for us, he also did the structural drawings we submitted to the county as part of our permit package. He delivered the plans promptly, and worked collaboratively with us to resolve issues we identified and revise the drawings accordingly. The county building department approved the plans and issued the permit. During the project construction Vic patiently responded to questions from us (we’re DIY’ers, not professional builders) and offered/provided certifications to revisions we jointly agreed to. Overall, Triple V provided what was promised at an outstanding value."

"We had a huge job in our yard that included several aspects of technical work: walls, leveling, patio floors, drainage, irrigation, lighting, conduits, and more. We were very happy with the overall process of getting it done, efficiency of work, and communication. The finished patio looks great!"

"Cory responded in a timely manor to our request for a bid.    The written estimate was somewhat vague, not describing clearly what the scope of work was.  They have a system for shoring and repair that we weren't entirely comfortable with for our particular situation.

Structural Engineering questions, answered by experts

Building codes for spiral staircases will vary by your location. Most local codes will specify minimum tread width, riser height, handrail requirements, and headroom. These standards help ensure safety and accessibility for all users. Always check local codes before you begin the installation to ensure compliance and avoid costly modifications or fines.

Generally, you can tell if a home is bolted to the foundation by checking the foundation for plates. If you see that your foundational plates connect to wood or bolts protruding from them, this means that you have a bolted foundation. However, it's always wise to bring a home inspector in to confirm if your foundation is secure.

Foundation cracks that are 1/8 inch wide or less, aren’t uneven across the gap, and don’t continue widening over time are usually just normal settling cracks and don’t suggest structural issues. Horizontal cracks and stair-step cracks on foundation walls, any cracks that continue widening, are wider than 1/8 inch, or where one side juts out beyond the other, are often indicative of structural damage.

If you’re building new construction or adding onto your existing home, hiring a structural engineer is not only worth it but it’s probably required by your local building department. Structural engineers will ensure you aren’t making your home unsafe in the building process, which is crucial from a safety perspective but also a legal one. It’s also worth hiring a structural engineer if you’re making changes to structural components, like removing a load-bearing wall.

A construction manager is particularly useful in the case of a large-scale build with custom design elements, so it’s usually worth it to hire one. They can help manage your budget, maintain quality control, oversee timelines, and navigate unexpected hurdles. While construction managers are pricey, they can actually save money in the long run by identifying cost-saving opportunities and ensuring the project stays within budget.
