"My wife and I recently purchased a home in Townshend, VT. The home inspection was performed by David Goodman of Total Property Inspections-Goodman Group of Shaftesbury, VT. Mr Goodman was very thorough as he did the inspection and as he performed it, he pointed out each item of current or potential concern, along with recommendations for corrections and the timeframe to make same. A few were immediate and previous homeowner made the corrections prior to our close. Others will be made over time, following Mr Goodman’s advice. We spoke extensively during the inspection and Mr Goodman’s report was available almost immediately. He also made himself available for several follow on discussions to answer all of our questions. He was very easy and pleasant to deal with at every interaction. We would highly recommend Mr Goodman and Total Property Inspections - Goodman Group to anyone requiring a home inspection. Home Wise is the premeir inspection business located in colchester Vermont.Home Wise has been serving Vermont home buyers and sellers since 2004. Wheather your buying or selling, having a home inspevction is a Wise decision.

"Disappointed. Inspection report contained factual errors and failed to note deficiencies we talked about during the inspection. For instance, it refers to asbestos ceiling s that are not present and failed to note a section of flooring that is a potential asbestos containing material. Noted some cracks in foundation, but did not cute others. When I pointed this out and asked him to correct the report, he refused and said I need to get an engineer. Call the furnace oil burning when it gas. Made multiple comments about tripping hazards while on site, but report says there are no tripping hazards. I specifically showed him problems with kitchen cabinets, and report says they are in good working order. The report is 27 pages long, but there is a HUGE amount of repeated text and duplicated legal disclaimer boilerplate. If he stated the disclaimers once and didn't cut and paste the same text so much, the report would be less than half as many pages. And the report says right on front page that it's for my exclusive use, and he won't send it to anyone else without my permission, but when I got the first copy of by email he had copied my real estate broker. Not a problem, but not what he said he'd do. After I got first copy, I emailed back with comments and questions. Got no response to this or follow up email, so called a couple days later. He hadn't even looked at his email. All in all, my impression is that Bruce is most interested in covering his butt, and keeping his notes as neutral as possible. Not very helpful. I've used other home inspectors in past that were better."

Home Inspection questions, answered by experts

Beyond having an inspection, it’s important to do chimney maintenance at least annually to be certain the chimney is safe to use. Cleaning the flue of any built-up particles, creosote, and soot reduces the risk of fire. Fortunately, the cost of hiring a pro to do a chimney inspection often includes a chimney cleaning, so you may not have an extra expense for maintenance.

The average cost of routine home maintenance is about 1% to 4% of your home’s total value every year. Larger projects like replacing a roof or repairing a foundation may end up costing you more, but it’s a good idea to set aside money for maintenance costs every year so you can keep your home in good shape.

There are many things to look for when buying a brick house. Here are some of the key things you should pay close attention to.

  • Lintels: Look for cracks, holes, displacement, or corrosion

  • Mortar: Check to see if the mortar is old and crumbling, in need of repointing, or new. Also check to see if the mortar has a professional finish.

  • Walls: Check along each side of the house. If a wall is bowing outward, this indicates a severe issue such as foundation damage or that the walls are ready to fall.

  • Cracks: If there are stair step cracks in the brickwork, this indicates an unstable foundation.

Houses built on pier and beam foundations will be elevated off the ground, will have a crawl space, and will most likely have stairs at the main entrance. Pier and beam foundations will also have vents spaced out along the foundation to allow for airflow and moisture control in the crawl space.

Home inspectors may look briefly at your roof, but certified roof experts will be more thorough. Hiring a roof inspector can give you a better sense of any underlying concerns as well as longevity. That said, a roof inspector won’t look at the rest of your home. The inspection may or may not include the attic, where problems can be hidden if they aren’t already visible on the surface of your roof. It’s important to clarify exactly what you’re getting with your inspector so there are no surprises.
