"So thankful for Hoelscher Contracting and how helpful and efficient they were in getting our bathroom remodel done! So many hoops to jump through with our home and they were willing to do it all! All the workers were so kind and trustworthy and I will definitely be using them again in the future!"

I specialize in home additions, remodels, decks, fences, pools, and general home repair work. I have over ten years of experience in managing and performing jobs for satisfied clients in the greater Brazos Valley Area. I get the job done right, the first time. We will not be the fastest crew, but we will show up when expected, preform as promised, and deliver a finished product that will meet your vision.

"Jacob and his crew did a wonderful job. He was responsive, timely and thorough. Will definitely use him again for additional remodeling work!!"

Repair Carport questions, answered by experts

There are a few options if you miss a stud. You can simply patch the hole with spackle, sand it down, repaint it, and then find the stud—essentially starting over. If you don’t want to do that, you can insert one of the more robust drywall anchor options and hang your item on that, but that will only work if the drywall is in excellent condition and the anchor is rated for the weight of the item you’re hanging on it. You may be able to cover the hole with the object itself once it’s mounted, but it’s still recommended to at least fill the hole to protect insulation and prevent vermin from entering.

If you’re considering buying a home with known termite damage, you can negotiate with the seller to lower the costs of the house. They might be able to make the damage repairs before handing over the keys or lower the asking price before the deal is agreed upon. It’s vital though that even if you’re winning the negotiation, a home inspection contingency might be a good idea in case of future issues.

It’s sometimes safe to replace a load-bearing wall with a beam, but you need a structural engineer to sign off on the project. You’ll also likely have to upgrade to a steel I-beam or another material that’s stronger than wood to maintain the level of support you need without the wall underneath.

Sagging floors, large cracks in your walls, and uneven door frames are three signs that your floor joists need to be replaced. You may also notice squeaky floorboards, windows that no longer close correctly, and stairs that sag on either side. You'll need a structural engineer or floor contractor to confirm whether the floor joists are the true problem behind these issues.

If nail pops in your drywall aren't fixed, there can be consequences to the structure of your home and the aesthetics of the room. Nail pops may loosen or weaken drywall and may be less effective at providing support and insulation, ultimately requiring more extensive repairs or replacement in the future. If not fixed, the blemish will become increasingly unsightly over time, potentially leading to further damage as raised areas easily catch on objects or clothing.
