Description of Work: Aaron did an inspection before we moved into our new house. He was thorough and compete. He has a great understanding of codes and the right way things should be built. If I was to do a large project I would hire hire him to make sure the work was completed properly. We have not moved in 25 years so we kind of freaked out when we saw the inspection report, but when we called to talk through the report he explained things in a way that helped us prioritize what we needed to have repaired before we accepted the house.

 + -1 moreVery thorough inspection and prompt written report received the same day. Other professionals (electrician, foundation company) commented on thoroughness of report. A bit pricey, but worth it. Answered our questions immediately after the inspection but seemed annoyed when asked to show us what he was talking about. What can I say, I'm a visual person. Otherwise, it was a good experience and I would recommend him in the future.
Description of Work: Inspected a 2750 sq/ft house we were thinking of buying. Visually inspected foundation and checked house for signs of shifting, examined electrical systems, inspected structural components, pool, garage, attic, appliances, plumbing etc.

 + -1 moreI told him I wanted to be with him during the inspection so I can learn about the inner workings of my new home, but when I got there at the prescribed time, he had already been half way done with the inspection. He was just a little too punctual and I was a little disappointed. Other than that, he seemed very knowledgeable and he submitted his report to me promptly. He was a little pricey in that I've seem inspections for $250, but he says he has much more experience and certifications, so I went with the pricier $310 just to be on the safe side. Overall was good, but for my specific smaller condo I think he was overkill, I think a $250 inspection would have been just fine. For larger more elaborate homes, I think he would be great as he has lots of certifications and experience.
Description of Work: Home inspection before purchase of condo. Checked foundation, attic, insulation, walls, appliances, plumbing, roof, safety codes, wiring, etc.

 + -1 moreWhen we got there he was already inside. He had taken his shoes off to avoid tracking mud onto the white carpet. Over the next 45-ish minutes he went over every area in the home, taking time to give each one a good look. At first we were a little put off as we felt he was ignoring us, but he was just concentrating his full attention to the job at hand. After he had finished, he answered all our questions and promised to send the report by that afternoon. We had the 50 plus page report in our inbox in just a few hours. The only issue has been getting him to respond to further emails, but then again we have not tried calling yet.

 + -1 moreAaron is what you are looking for in a home inspector - a guy that has been around for a long time and been in the construction industry from many angles. He is heads above any guy that just goes to inspection school and gets a license. He is on time, thorough, and to the point. He will find problems with the house that other inspectors do not, a fact that he also guarantees. At a minimum, these additional issues will give you additional bargaining power with the seller. With respect to my inspections, Aaron made himself available during and after the inspection for a host of questions from me, a first time buyer. Aaron is not cheap, but he is entitled to his fee based upon his credentials and experience. I considered giving him a B on price, but after considering it further, he deserves an A because the quality of his service and expertise over others justifies the cost.
Description of Work: Aaron performed an inspection for us of two houses in Lakewood/East Dallas. One was 7 yrs old and one was 30 yrs old.

 + -1 moreI met Aaron at the property during the inspection. After he had done the inspection, he spent time with me going around and showing me the things he had found. I learned quite a bit in the process. After that, I had a 28-page report within a few hours with pictures of the issues and IRC, NEC, and TRCC code violations. I am currently fighting with the builder on a few of the issues about three weeks later. Aaron still responds to emails based on this report he did and has been offering me great ammunition to go back to the builder with. I am going to use him for my final inspection in a few weeks. He is a VERY thorough inspector! He does cost a little more than others, but it is money WELL WORTH spent; therefore, I'm keeping the Price rating as an A because you definitely get what you pay for! I just can't praise him enough!
Description of Work: I used Aaron Miller recently for a pre-drywall inspection on a new home build in Little Elm, TX.

 + -1 moreOn one property, I hired a plumber and a HVAC man to make inspections also. I found that I had wasted my money. They did not find 1/2 of the items that Aaron did. When I asked the men about the items, they said yes they were there but they failed to report them. All in all those 2 men were substandard in their inspection and I was glad I could rely on Aaron to give me a comprehensive assessment.
Description of Work: Aaron inspected two homes for me. He is a thorough and conscientious professional with numerous certifications in home inspections and 20+ years experience as a home builder. He is available for questions at the end of the inspection and after he emails you a full written report. His extensive expertise enables you to make well-informed decisions on the purchase of a property and to talk with contractors about any repairs that are needed.

 + -1 moreJob 1: I selected Mr. Miller because he holds an ASHI designation (among several others), and this is supposed to be the most respected professional designation. I'm very pleased. We had a scheduled 8:00am start time, when I arrived at 7:52, Mr. Miller and the termite inspector were completing the exterior inspection. Upon interior access, Mr. Miller and the three specialists went to work. Mr. Miller concluded his work at approximately 9:45am, and visited for about five minutes about his findings. I received a detailed report via Email early that afternoon. The best praise I can give is that Mr. Miller is a knowledgeable, diligent hard-working inspector. I would absolutely use him again. Job 2: I was very pleased and recommend Aaron's whole-heartedly.
Description of Work: Job 1: Mr. Miller and three other specialists (termite, pool/spa, security system) performed a comprehensive pre-purchase home inspection on an existing home. Job 2: This is the second time I've used Aaron's. They were prompt, efficient, and thorough. I had a written report via Email in about four hours.

(HE TOLD US HE ANSWERED ALL CALLS WITHIN AN HOUR) HE ALSO DIDN'T REPORT SOME ROTTED WOOD AROUND THE PATIO CONVERSION WINDOWS THAT WE HAD ALREADY SPOTTED. OVERALL, HE WAS NOT AS THOROUGH AS WE WOULD HAVE EXPECTED OR LIKED.
Description of Work: CONTRACTED FOR A HOME BUYER'S INSPECTION AND WDI TERMITE INSPECTION. THE OWNER, AARON MILLER, WAS VERY PUNCTUAL. HE SUB-CONTRACTED WITH JOE'S PEST SERVICE FOR THE WDI INSPECTION. JOE WAS GREAT -- VERY THOROUGH AND PLEASANT TO WORK WITH. AARON WAS ANOTHER STORY. HE WAS VERY UNCONCERNED ABOUT THE WHOLE JOB. GRANTED THIS WAS AN OLDER HOUSE (1962) THAT I WANTED INSPECTED, BUT HEY, I AM STILL PAYING OVER 200K AND THAT IS A PRETTY BIG PENNY TO ME. I WANTED GENUINE CONCERN, A DETAILED ANALYSIS AND CONSCIENTIOUSNESS ON HIS PART. WHAT I GOT WAS A CASUAL BEGRUDGING ATTITUDE AND A RATHER GENERAL INSPECTION REPORT. WHEN HE FINISHED THE INSPECTION (IN JUST UNDER 2 HOURS) HE ASKED ME ''WHAT DO YOU WANT TO KNOW?'' I FELT HE SHOULD BE THE ONE TELLING ME WHAT I NEEDED TO KNOW TO MAKE AN INFORMED DECISION ON THE PURCHASE OF THIS PROPERTY -- I SHOULDN'T HAVE TO PRY INFO, THAT I HAD PAID FOR, OUT OF HIM. HE DELIVERED A WRITTEN REPORT ABOUT 4 HOURS LATER, BY EMAIL.
