Mr Dalton was punctual, professional, polite and detailed in his work. He answered all my questions. I didn't feel like he was rushing through to get to the next job.

I liked that they gave me a thorough report. It was outlined in a way that I could easily understand it. They even took pictures of possible problem areas. I was pretty satisfied with the services they provided me.

Gary arrived on time, wasted no time and got started right away. He was open to things that I found, which he already discovered... Finished and explained all findings, documented complete inspection and recommended repairs... Great experience.

Gary Dalton provided very thorough reports with helpful pictures to show where there were problem areas that needed to be addressed. I am in the real estate business in another city and accustomed to seeing many inspections. Gary did an excellent job.

Dalton inspection showed up promptly at the inspection. Gary made suggestions on items we should consider upgrading on our own that were not serious issues at the time. I was disappointed that when I asked what the repairs he was suggesting would roughly cost he stated he was not a contractor and could not provide any kind of estimate. Furthermore, the cost to re-inspect the premises (where the re-inspection only looked at the few items the seller agreed to fix) was nearly the same cost as the initial comprehensive inspection. Other than the issues above, Gary Dalton promptly returned my call after the inspection to provide additional information and to help understand the report he wrote. I appreciated his follow-up.

Gary was at the location on time, dressed very professionally and was very well spoken, courteous and focused on his duties. We were very pleased with his performance. Scheduling was a breeze, with the diligent Dee in their office. She called the seller's real estate agent and got the code for the key, etc. Gary was a few minutes late-but he had called to let us know why. He did a thorough inspection, crawling into attics, finding things I would not even be aware of...He promptly sent his report via e-mail the next morning, documented with pictures. We used his report to negotiate with the seller on the repairs to be made to the home. Gary even answered follow-up questions from the Seller's agent. The price that Dalton Inspection Service charges is slightly higher than competition, which explains my "B" on that category-but it's worth the extra money. We liked Gary's work so much that we called him the next week to inspect a home that my sister and brother-in-law are considering buying.

Greg Dalton showed up very promptly as did we (after reading reports that the company was very punctual). Since the sellers agent was late, we went around the home looking at the outside. Greg was very knowledgeable and willing to have me and my wife tail him and ask him questions. Once we got in, he turned on the water in shower and performed checks on that which lasted hours. In the bathrooms he checked for leaks, corrosion, electrical, seepage, cracks, you name it. In each rooms he checked for cracks, every single electrical outlet, any evidence that something was wrong with the foundation (there was a strange bowing in one of the bedroom floors). He went into the attic, climbed up on the roof (the home had a very bad flat roof), checked every electrical and gas appliance (stove, oven, fridge, faucets, dishwasher, washer, dryer, garage door, exhaust vents, heating/AC units, and hot water heaters). For the heating and AC systems, he checked how they functioned in terms of temperature and also for whether the duct system was working properly. He checked the fireplace and the chimney. He checked every seam on the outside of the house (seams around windows, doors, the roof, gutter system) and pointed out how the window contractor who'd installed Cadillac quality windows had not caulked any of them. There was a significant amount of sleuthing work he did (he was convinced that they were venting the dryer into the crawl space and found the place where the vent was). He inspected the main junction box in the garage (and pointed out wiring issues) and the garage doors. He inspected the crawl space thoroughly, entering it from two different points in the house and pointed out why the heating air was not entering some rooms (the duct connections had broken off). He also performed the termite inspection while in the crawl space. For the sprinkler check, he tried finding the cutoff valves (no luck there) and turned on every zone and checked for issues (missing sprinkler heads, wrong labeling of zones). Overall, Greg seems very thorough and is very well versed in building codes. The inspection took almost 5 hours and he seemed to go through it very methodically. I was very tired half way through it. He is forthright and will tell you as things are. He said that he could not recommend a roofing contractor to work on a flat roof and recommended a heating AC person he knew as being trustworthy. I'm considering that, if we ever buy a home, we'll get Dalton to come and inspect any major work done on the home and regular inspections every couple of years to find things that might blow up on us if we didn't notice that they were a problem.

Prior to finalizing our offer on a 1955 home, our Realtor (Elaine Sherp - THE BEST!!!) recommended Greg Dalton. Greg showed up to do the inspection at 11:00 AM and by the time we got to the house it was 2PM. He said he needed access to the entire crawl space before he could give a complete inspection, so he had us contact the seller to have someone cut through to gain access. After it was all said and done, Greg stayed with us until 6 or 7PM in order to finish. I have never seen service like this. His report was so thorough and it detailed everything (with photos that we were able to negotiate; very serious repairs for the house. We will be using Greg to re-inspect the work performed by contractors to ensure it was done properly. I would highly recommend using Dalton Inspection, as they really saved us in the long run. Kudos.

Gary did a prompt, professional, detailed and thorough job inspecting our new home as it was being built and one year later. Although our builder did a good job, Gary pointed out some issues that needed to be addressed, along with photos and references to the specific building code in question. Some of the fixes would have been much more costly to fix after the fact than the price of his services so it was well worth it.

It was a great experience. The house needed a lot of work. He checked the roof, under the house, and any electrical socket. I also like that he took pictures of any problems he found so we could see it as well.

We've used Gary's services on two rental properties now, and will use him for all future purchases. He is great! Gary emailed a detailed report, with photos. He had discovered some poor pig tail wiring that the seller of the house swore was correct (yet after we had a master electrician come out and verify, Gary was indeed correct and the pig tail application was totally wrong). He saved us quite a bit of money by identifying the repairs needed and working them into the sales contract. Thanks Gary!

Gary was there on time even with the rain coming. He was professional, through, and pleasant. The Realtor of the seller had not given him the code to enter and so he started on the roof, without wasting any time. It was a great move, as 2 hours later, Dallas started getting sleet and snow and the roof would have been difficult, if not impossible to inspect during that time. From start to finish, took @ 4 hours, at the end of his inspection, he went through his findings with us in detail and with photos of the items, rendering code violations, security problems, broken items, etc. We were impressed with his timeliness and accuracy. The reports were emailed to us the next morning along with the photos and their respective captions. Gary systematically went from room to room, top to bottom, with all major inspection areas in full focus. Due to his inspection of this house, 2200 sq. ft., we will be renegotiating our offer and have a full realistic idea of the repairs needed.

Mr Dalton was extremely thorough. He went through the house and took notes. My husband followed him around (which he did not mind) and after a couple of hours of examining the house, the attic, the roof, the foundation, the sprinklers, etc. we got a verbal listing and explanation of everything that came up in the inspection. He pointed out a few areas where the home was not up to code and issues that would be considered dangerous. The report was sent to us via email with complete explanations of each problem and recommendations if areas needed to be checked by professionals e.g foundation, electrical and HVAC. The only minor issue I can think of is that the pictures that accompanied the emailed report were not very clear. But the explanations in writing did as good a job as pictures.

Greg was very timely and did an amazing job as far as inspections go. He was very thorough in his explanations and write up as well as recommending the things he would have repaired first. We will absolutely call them for our next inspection!

Mr. Dalton did the inspection while we were present. He was very pleasant to deal with and he spent a great deal of time going through the report. As we went through the report he showed us the items that needed fixing/replacing.

Gary was exceptional in his inspection process and coverage and found out enough issues with the property that I ultimately chose not to purchase (due to the many defects that Dalton Inspection discovered during his inspection), and as a result, given his excellent service, I have chosen again to use their firm for the inspection on a new property I am seeking to purchase for my home.

It's not surprising that this company has so many glowing reviews. Their inspector, Greg, was prompt, efficient, well-informed and happy to answer all of my questions, and I had many.

Inspected all aspects of the house. Provided key insight on many of the existing systems including HVAC, electrical, roof, plumbing, etc. Extremely thorough and detailed inspection and report. You'll feel confident nothing was missed. Spent several hours at the house, and was patient and thorough in going over all he found before leaving. Written report submitted the next morning.

Mr. Dalton is very thorough, knowledgeable, and easy to work with. His report isn't fancy with pictures, etc.; but the narrative and discussion of his findings is more than adequate. I'm sure that the absence of newer software helps to keep his costs down. I was also very impressed with the service of his receptionist, Dee. Very personable, reliable, and helpful.

Greg Dalton inspected the first home I've ever contemplated buying, and while he did what he was hired to do, he also did so much more: he educated me. I didn't even wait to see if the owners would do the repairs, I found a better house, with Greg's advice in mind. Gary answered our call promptly, scheduled a convenient appointment, arrived on time and was quite thorough. He took the time to explain each item on his report and provided a written copy and a CD.
