We were extremely pleased with his work. He was very thorough and detailed in his inspection. After we had some renovations done, he uncovered major problems with the work done by other contractors, which provided a basis for us to have the work redone, saving us thousands of dollars. He goes above and beyond expectations for quantity and quality of work. In addition, he takes the time to explain his findings and answer any questions we may have.

I have used Dalton Inspections before, but I got Mr. Dalton Junior the first time and Mr. Dalton Senior this time. I was able to set up the appointment quickly and he was very punctual. We had to have two other contractors come to the house on the same day, and although they weren't scheduled to all be there at the same time, they ended up overlapping quite a bit. Mr. Dalton didn't mind me having to run between him and the others when my presence was requested in a different room.
We were not expecting him to find any major problems with our house because we have made a lot of upgrades to it over the 10 years since it was last inspected. Only one major problem did come up---the vent pipe for the stove had fallen down in the attic and was no longer venting through the roof. There were a number of minor electrical issues, which was surprising because we had had a major electrical overhaul done to the house in 2009. I was annoyed to find out that some aspects of our electrical system were already out of code, despite that overhaul.
My one complaint about Mr. Dalton's professionalism is that he did not properly turn off our gas oven after starting it, and my spouse and I didn't discover this until the next day when we happened to return to the empty house on an unplanned errand. If we had not returned to the house, this would not have been found for several days or even a week.

Greg was outstanding! He was very thorough and very detail oriented. He gave us a written report along with images of his call outs. We gave the seller a list of things to fix and he did a follow- up inspections for $175.00. When the items were not repaired, he connected with the sellers agent. The seller's agent said Greg was being "too picky"! We liked the fact Greg is "too picky"!

In all, great experience with Dalton Inspections and would highly recommend them any time or any day!

Very detailed and very polite, we were please with the inspection report.  The document provided was thorough, with detailed pictures.  We already had a list of 30+ items we knew was wrong with the house, he found many of them and walked through our entire list answering all questions.

Mr. Dalton was on time and extremely knowledgeable and professional. He was very thorough and made sure to explain to my husband all the things he observed with the house, whether they were a concern or not. Due to his suggestions, we felt like we bought our home with confidence and are aware of the future issues which may occur. I can tell you that we are not easy people to impress (especially my husband), but we felt very confident in Mr. Dalton's opinion and strongly about leaving a glowing review as he truly did impress us with his objectiveness and informative demeanor. My husband and I are currently building our first home and after many problems throughout the build, we decided to have an inspector come out and check the home.  Gary was very prompt, thorough and professional.  He also found issues that would have given us problems in the future if it had not been found now.  The inspection was worth every penny.  We plan to have him come out and reinspect to make sure the builder has fixed the items properly.  Gary was also able to come out on short notice which was a huge relief to us as well.  Thanks Gary!

Greg provided the inspection. He showed up on time and got straight to work. He asked if there were any trouble areas I was extra concerned about. He took my number and said he would call before he was done with the inspection to give me enough time to come back. The house was built in the 1920s and had some visible issues, so I expected some issues.
Before finishing with main house, Greg called and informed me that the inspection was not going so well (there were a lot of serious issues) and that he had not even made it under the house (pier and beam foundation, which I expected issues with). He said if it was him, he'd terminate the contract right now.  He asked if I wanted him to continue with the inspection or stop before getting to the detached garage (which was quoted separately from the main house).
Greg did a thorough job, took pictures of every issue, and walked me through a lot of the pictures--pointing out the issues he saw. He saved me money by telling me about how bad things were looking and not just moving on to the detached garage and making the extra money. These guys have your best interests in mind.
I got the report that night or the next day. Only complaint was that it took several days to get the link to the pictures Greg took. I can't really hold this against them though because he took something like 120 pictures and I had already made the decision to terminate the contract.

Mr Dalton went to the home I needed inspected and performed the inspection. He gave me a verbal summary of the items he found and sent the written report and photos that night. He also gave some recommendations as to how to help prevent future foundation damage, and what to expect from ac/heating companies dealing with a unit that did not have a filter in it.Owning  home can be challenging, but coming across caring, knowledgeable people like Mr Dalton who are willing to share some of that knowledge helps make life a little easier.

He did a good job. He had a very thorough report according to our realtor  who said it was one of the more thorough reports he had seen. He was fast and didn't need any handholding, he did his job. The report was 70 pages in length which testifies to his thoroughness.

Mr. Dalton did a very (VERY) thorough job inspecting the home we were buying. He looked at every window, light fixture, applicance, outlet, etc. with great attention to detail. He marked what he had already inspected, as to not miss anything or waste time duplicating efforts. He did a great job inspecting the attic spaces as well, letting us know what problems we might not see ourselves. He inspected the sprinkler system, alarm system, and looked at the roof the best he could with binoculars. He was spot on with what he said was not up to par, and spot on with what he recommended asking the sellers to fix. Based largely upon his report, which he completed within 48 hours, I am happy to say they did fix those issues. We were very happy with his assessment and his honesty, and I personally felt comfortable working with him for the two hours or so he spent in the house with us. I have recommended him to friends as well.

The inspector was on time, through, took his time, explained the report to me via the photo's on his laptop and e-mailed the report and the photos in two e-mails later that evening.

My only complaint is minor.  I called a couple of days later to ask if I could have a comprehensive report with the photos incorporated into the body of the document where they were explained.  I was taken aback when the answer was just a flat "no".  Then I received a brief explanation that when the photos and the report are combined nto 1 PDF document, it often creates a file that is too big to be e-mailed.

Well, I didn't ask but was tempted to inquire about a hard copy report with the photos integrated that could be sent through snail mail (USPS).  That should not be a novel concept but, I let it go.

They did a good job and I would use them again.  I might ask/stipulate at the beginiing that they provide a hard copy of the inspection report  with the photos in the appropriate sections.

  Gary arrived at the agreed upon time and began his inspection, my family and I showed up towards the end of the inspection to go over any findings. Gary was very professional and we sat down for about 10 minutes and talked about all the findings.  If it had a scratch on it, or rust, it was in the report. Thanks for such a detailed report on all the small stuff, although on the big ticket items, it was almost as if he was passing the buck onto more inspectors. This is probably just my ignorance of the home inspection industry, but for $500, why could the coils on the HVAC not be checked? It is 4 screws. The last two houses we have purchased, we have had the surprise of having to replace the whole HVAC system, so this time I was hoping a better inspection would take place, rather than a simple “its working”.  The report said to hire a licensed HVAC person to have the coils checked and he mentions hiring additional licensed electricians, plumbers, and roofers, at my expense for more inspections.  No thanks, I scheduled a home inspection because I did not want to pay and schedule four different professionals to inspect the property.  We are thinking of backing out on this property because A/C units only last 12 to 15 years and it is 11 years old, and we now have no leverage because of the "its working" status on the report.

"I regret that the member was not happy with the inspection. However he expected things from the inspection that require a different license to perform. You must be a licensed HVAC person to take apart the AC. He also want me to put into the report that the AC only had X number of years left. Guessing how long somthing will last is outside the scope of a real estate inspector. As for the plumbing, roof & electrical they all needed repair. The extent and cost of repairs would have to be done by a licensed repair person. Our Inspections are regulated by the Texas Real Estate Commision which has provided us with Standards of Practice which all inspectors must follow. We are required tp test all systems of the house to see if they are operating according to manufacturers guidelines. Our standards prohibit us from disassembling the systems in any way. We stay as long as they have any questions regardingthe inspection. They are also told if they have any questions after they receive the report. Our Clients know exactly what the cost of the inspection is when they schedule the appointment."
