"I hired R3 to find a leak in my son’s room that was causing mold and also damaging his ceiling. I also hired them to find a leak in my daughter’s ceiling. They said they found the reason for the leaks and quoted me a price. In this estimate, it stated different tradesmen would be performing the work (painter, HVAC person etc) and I was charged those minimums for those tradesmen. The project manager did most of the work himself. They did have painters come in though. The estimate was itemized and I noticed they were charging me for things that they were not doing (like closing off the room for cleaning mold, applying anti-mold spray, etc). I asked the project manager if he was planning on going over the estimate with me and amending the quote. He looked at me like I was nuts. He seemed very eager to hurry up and finish my job. There were several things that needed to be done, and I got the impression that he wanted to finish it all in a couple of hours. Once I brought up going over the estimate, then he seemed to go slower and make sure he was doing everything, since I was paying attention. He seemed to not understand why I wanted to go over the estimate. I questioned him on several things and he ended up taking off $1,000 because he couldn’t prove he did it. $1,000!! If I wasn’t paying attention, this company would’ve taken my money for work they never performed. There were probably things I missed, but I couldn’t catch everything. When they originally came to fix things, they replaced 2 air vents running from my bathrooms to the outside of my house. A couple of weeks after they completed their work, a leak started in my son’s room. They claimed the vent they just replaced is now causing the leak because the air vent isn’t powerful enough to push the condensation out. They said they would repair it for free, since they did the work. I asked them about repairing the other one, since they just replaced that one and they refused. They said that vent hasn’t caused an issue yet and since they have discovered that it might cause an issue and have brought it to my attention, it would cost for them to replace it. At first, I said no because I just paid for them to install new vents and I felt like they should replace that one as well. Then I decided to go ahead and pay to have that one fixed. I contacted the project manager SEVERAL times to try to get him to fix the vents and my son’s ceiling. He would say he was coming and then never show. He’d never contact me and say he wasn’t coming—he just wouldn’t show. Then he asked to send someone on a Saturday when I had a commitment and I told him no, since a babysitter was at my house. He sent a worker anyway and the worker didn’t even know what he was supposed to be doing. The babysitter sent him away and I had to try to contact the project manager about coming again. He finally had someone come out and they only fixed 1 vent. I asked them about it and I was told that with the winter storm, they had enough business for now, and they were “opting out” of fixing my vent. I was very upset and told them that they had done work that will knowingly cause future problems and they should fix it—I was even paying for it. The estimator was rude and not interested in having someone come out to fix it. I asked for the owner’s contact information several times, so I could discuss the problem with him/her and the estimator refused to give it to me. DON’T use this company. They will try to steal your money, not perform all the work, or stand by all the work they perform."

"Jim Beuerlein was professional, courteous, pleasant, prompt in returning calls and doing what he said he would do. He provided excellent information and service based on his many years in the industry and expertise. He has a thoughtful, no nonsense, professional, easy-going business approach to the entire sales process with good listening skills and without being arrogant or overbearing. He is forthright, yet sensitive to the situation and any concerns. He is thorough, and quickly follows through on every question or need. He was extremely helpful and took care of all issues, knowing that I was frustrated after not being able to sell the condo for over a year. He would say "I'll take care of it," and he did, which really helped relieve my stress levels. He is an experienced, capable, and serious business person who was always available with the answers to questions or concerns. Jim has a pleasant personality, and knows how to deal with people. As a senior, I was thankful for the Senior Citizen's discount for Angie's List members. It really helped and I appreciated it very much. I definitely recommend him and would call him again for real estate sales."

A full service real estate agent with the highest of integrity. Free market analysis for home sellers. Integrity beyond reproach. I insist that home sellers not reveal what their bottom dollar is when selling their home because if an offer comes in at that price, I don't want my integrity questioned. Aggressive marketing of your home. Patient and persevering when searching for the perfect home that will fit your needs. I can also recommend top agents in other areas of the country.

"Ed was incredibly patient and continued to go above and beyond as we spent over 2 years looking for a lakefront property. He not only shared home listings and showed properties, but also got out into neighborhoods on foot, meeting the community and inquiring about homes for sale. When we finally found our dream home, he worked with us quickly and efficiently to put in a competitive but fair offer and get under contract within a day. When it came time to put our own home on the market to sell, Ed worked harder than any realtor I’ve met. My husband was working 80+ hours a week and I was 8 months pregnant with a toddler at home. Ed offered to personally work on our landscaping, mulching, weeding, trimming planting and more. He oversaw minor repairs in our home, helped vacuum and tidy up before every showing and open house while I took our toddler out of the home. He personally helped us pack and move boxes to a storage unit for optimal staging, and continued to offer help with packing, moving, and minor home repairs at both the home we were selling and the one we were purchasing throughout the entire process. He communicated with us regularly about marketing efforts, feedback from showings, and shared his wisdom when we asked. Not only is Ed Coffman an exceptional realtor, but a trustworthy, genuinely good human being and I highly recommend him."

Property Appraiser questions, answered by experts

Basement bedrooms can count toward your room count and the square footage of your home on an appraisal if they’re fully legal, which means they have proper ventilation and points of egress, as defined by your local building code. Simply partitioning off a space for a bedroom in an otherwise unfinished basement that isn’t a legal living space won’t affect your appraisal value.

Yes, experienced appraisers handle a variety of property types with tailored methods.

Although the exact return on your investment will depend on the size, style, and quality of your awning, in general, awnings do add resale value to a house by providing more usable space. If an awning doesn’t do much in the way of monetary gains due to its low installation costs, it promises to provide an excellent appeal factor to a potential home buyer.

In most cases, you can expect home automation to boost your home value. This technology makes the homeowner’s life easier and more comfortable, and some provide increased safety and protection. Buyers will likely recognize value in security systems and utility monitors, as well as comfort-focused upgrades that save on electric bills while keeping interior rooms at the desired temperature and humidity. On average, you can expect a 50% and 75% return on investment on home automation services, and potentially even more if the automation reduces homeowner’s insurance.

In most cases, selling a home in as-is condition will lead to a sale price that’s somewhere between 10% and 30% lower than normal. However, it’s often worthwhile to sell at a loss because the alternative would be to pay for the repairs yourself, which could end up costing you more. Even if they didn’t, selling as-is saves you from the time and energy you’d spend coordinating the repairs.
