Choosing the right home or commercial inspector can be difficult. Each has different qualifications, equipment, experience, reporting methods, and pricing. And unlike most professionals, you may not have the opportunity to meet me in person until after you hire me, so you must make your decision based on the information you see here on this website, and by talking to me on the phone. One thing for sure is that a home inspection requires work, a lot of work. Ultimately, a thorough inspection depends heavily on the individual inspector's own effort. If you honor me by permitting me to inspect your new home, I assure that I will give you my very best effort. This I promise you. Additional email - [email protected]

"I met with the agent after the inspection was complete. He walked me through the results explaining in depth (and in layman terms) anything that needed attention and items that he felt were exceptional. He went as far to tell me it might be a good idea to remove the diving board in the pool area because 90% of all pool injuries are a result of diving boards and/or slides and that it may result in higher insurance costs. He also explained a lot about septic systems and swimming pools that I wasn't aware of. The previous owner had an inspector come in before listing the home and fixed everything on his list. Most items my inspector found were minor and inexpensive to fix. Finding the failed connection to a bathroom drain really impressed me. The drain worked properly unless a large amount of water flowed trough it (emptying the tub). I feel he went over and above his duties and would recommend this company to anyone needing inspection services."

Land Surveying questions, answered by experts

After your land survey in Morristown, keep survey markers visible and undisturbed, as required by the Tennessee Board of Examiners for Land Surveyors. Store your certified survey map securely and periodically check for encroachments, especially if you live near wooded areas. If you plan major landscaping or construction, consult your original surveyor or the Morristown Planning Department to determine if an updated survey is needed for compliance.

Helpful?

In Morristown, a permit is not required solely for land surveying, but the city often requires a current boundary or topographic survey when applying for building, fencing, or subdivision permits. The Morristown Planning Department may request stamped survey documents to review property lines or setbacks. Always confirm requirements with the Planning Department before starting any project involving property improvements or new construction.

Helpful?

When hiring for land surveying in Morristown, ensure your surveyor is licensed by the Tennessee Board of Examiners for Land Surveyors and has experience with local property boundary surveys. Ask about their familiarity with Morristown's hilly terrain and city zoning requirements. Request recent project references and confirm they use modern GPS and GIS technology. For added assurance, verify they carry professional liability insurance and understand Morristown Planning Department procedures.

Helpful?

In Morristown, unexpected land surveying costs can include extensive deed research if property records are unclear, extra fees for clearing brush on overgrown lots, or charges for replacing missing boundary markers. If your project requires coordination with utility companies or the Morristown Planning Department, administrative fees may apply. Discuss these possibilities with your surveyor upfront to avoid surprises, especially for ALTA or subdivision plat surveys.

Helpful?

In Morristown, a standard property boundary survey typically takes three to five business days, but larger or wooded lots may require more time. ALTA surveys or subdivision plats can extend the timeline to two to four weeks, especially if city approvals are needed. Delays may occur due to Morristown's variable weather or if the surveyor must coordinate with the Morristown Planning Department for site access.
