For some years we've had a leaky garage roof when there''s a heavy rain. Even after a new roof some years ago (done before Adam's Roofing was in business) the leak returned. So, when the leak worsened we called Adam's Roofing and the two brothers came out and worked on the roof. There was definitely an improvement and the cost of repair was quite reasonable so we were pleased. Unfortunately the leak returned so we again called and when they came out I told them we were going to be gone for two months and please do anything they could to alleviate the problem. They worked on the roof for over two hours and we haven't had any water in the garage since. The best part of this experience is they charged us nothing, saying they felt they should have had the leak fixed the first time. Folks, in this day and age that's good old fashioned service by a couple of young men who deserve a good reputation. We were given quotes for the three jobs. We opted for two repairs, but not the third because of the price. When they called to set up an appointment to put in the window and didn't mention the screen, I asked about it and was told that we had asked for separate estimates and would be notified when the screen came in and it would be a separate job. I then asked why we couldn't have both jobs done at the same time, and was told because they didn't have a place to store the window. We had assumed the two jobs would be done in one service call, however, it was done on two different calls, and we were charged service, delivery, and labor changes on both. We felt this was deceptive business practice, and if we had been told that each job would be considered independent of the others and we would have to pay for an additional delivery and service charge, we would have called someone else. To make matters worse, the service man was 55 mins late for the appointment time for the screen. Although we are happy with the work, we are very disappointed in feeling we were taken advantage of and that our business was not appreciated. FAQs for dock building and repair projects in Aberdeen, SD
The most significant factor in knowing whether to repair or replace your dock is the extent of the damage and its age. If you have minor cracks on a few boards and the dock is less than 15 years old, it'll likely be worth repairing the damaged part. However, it's time to replace this essential water feature if you have significant damage, such as rotting wood in multiple areas, warps or cracks in the dock supports, or a damaged foundation.
Docks can last between 20 and 30 years, provided regular maintenance has been performed. Upkeep tasks like staining your dock annually to prevent water damage, repairing broken elements quickly, and using dock covers regularly will help extend your dock’s life. Your dock is likely nearing the end of its lifespan when it shows signs of rot, rust, and foundation damage.
The cost of repairs to your dock depends significantly on the severity and location of the damage. For minor repairs, such as replacing bumpers or patching a few cracks, you can expect to spend $100 to $800. For more extensive repairs, such as replacing decking or dock reinforcement, the cost increases to $800 to $2,000. Consult a local dock repair service to determine the estimated cost of your dock repairs.
Ideally, it's best to stain your dock once per year. Applying stain doesn't just keep it looking nice and new; it also helps extend the dock’s lifespan. Since you want to ensure water levels are at their lowest, it's best to have this project done by a professional dock repair service in the cooler autumn or early winter months.
The cost of a new dock can range from $3,000 to $30,000, depending on the extent of the project size, location, and additional features.
For example, a boat lift can range from $1,000 to $8,000. The ladder you'll need for your dock can be anywhere from $100 to $800, not including installation. In addition, the decking you'll need for your dock can cost between $15 and $30per square foot.
