The company came highly recommended from my Realtor and with the great experience I had with them I took their advice. At no fault of theirs I greatly regret that choice. While Inspect It 1st was responsive, accommodating to my schedule, and provided a very detailed report, it was what they missed that concerned me. Some plumbing issues were identified, but they failed to identify numerous toilet issues and some very major hot water heater issues, including on that could risk flooding the basement. Had I known about these issues up front I could have addressed with the bank to repair before moving in, but they ended up falling on me and my expense. To make matters worse when I attemtpted to reconcile the discrepencies in the inspection I was told that they were not issues when the inspection took place. The house was a foreclosure and I knew what have some issues since being empty for a couple of years, but the few weeks between the inspection and closing would not have changed. The plumbers I had come out were excellent and thorough identifying all missed issues and fixing them promptly. There comment to me was that they would like to talk to the inspector due to some obvious overlooked major concerns and that the were astonished the inspector missed them. I gave the inspector the plumber info and a few months to work something out, but nothing ever happened. I was not looking for them to cover all repairs, but possibly refund my inspection cost, even partial. Rather I was given resistance and poor customer service. I am sure people have had better experiences, but I must say mine was not at all professional.

The house inspection was thorough as far as we can tell (haven't taken possession yet) and the report was provided in a timely manner. However, we did not receive the radon or termite results without calling to request them, and there was a considerable delay for the termite results. After continued calls, we were told the termite inspector was in the hospital and they were doing everything possible to get the results. If they had been proactive in discovering this and alerting us to it (vs requiring us to call so often), we would have been much less stressed. Inspections occurred on a Tuesday and we got results just before 4pm on that Friday--giving us very little time to make important decisions regarding our offer on the house. Additionally, it was very stressful to have to leave a message and wait for a call back every time we needed to get in touch with them. House buying is a very difficult process, and Inspect It 1st made it extra-difficult for us. I would not recommend them to a friend.

It seemed high at the time but I paid between $250 to $300. They put down little canisters, sent them to a lab, got he results and then they gave me the results. All they did was take a test.

Overall pretty poor. Tom K was my inspector. He is a nice guy and moved through the inspection of my 3000sqft 1940s house within 2 hours. I chose this company because they were top rated on Angie's list and this was my first home buy, but turns out they're not worth the $700 fee. He missed several big items such as corroded plumbing throughout the house. At the time of inspection most pipes had clearly visible green corrosion and at least 10 hose clamps to stop pin hole leaks. I have had three more leaks since living here and will need to replace all the copper eventually. Another big miss was the application of underground pesticides on a well water property. This is something most pest companies would not risk for liability reasons. So I found out after the inspection and I asked for a full water test, they agreed to run it, but weeks later near closing date they said the test was never ordered and "sorry". Another big miss is that my house has 1/3 of the plumbing as poly butylene (the grey banned pipe that is known to burst). The inspection report mentions none of these things. So as a first time buyer who wanted to higher the best to avoid a mess, I got the short end big time. On the plus side I'm learning a lot about home repairs (all kinds), but it's costing me. The list goes on, my fire place has a missing damper, I have many spots of my attic with zero insulation, mice, rats, cracked bath tile leading to big leakage, all my 3 bath fans exhaust inside the attic, etc. I know they can't see behind walls or predict the future, but these things were all easily detectable if he simply took his time and observed. I think he figured it's an old house, so I'll find this buyer 1-3 things to go back to the seller with and then I'm done. That's the service I would expect for $100, not $700. Never again.

(removed member name), I thought this issue was settled. Per our discussion with you, we paid a substantial amount for a water test that you never ordered through our company for a service that we don't even offer (pesticide in water). At the time of the home inspection onsite, we said we would take the test or put you in touch with the lab that we use for you to order direct. Since we didn't follow up on your request as we said we would, we paid you for a service that you didn't even pay us for ( $350 in your pocket). You agreed this was acceptable and accepted our payment to you. Hopefully you actually purchased this test and did not just keep the money. Corrosion on water piping is by itself, not a defect per home inspection standards and if it is not leaking, we (and every other home inspector) cannot call it out as defective. You don't need to replace all of your piping, it's not defective unless/until it's leaking. Even if it is, you only need to fix the part that is leaking. I'm not sure about the polybutylene piping, are you sure it's not PVC? If it's on your drain piping and not supply piping, it really doesn't matter, you're not drinking it. This is the first we've heard about the missing damper, but we always check that. If it was missing at the time of the home inspection, it would have been noted in the report. The insulation missing issue was noted in the report, make sure you reread our report please. We always check the bathroom exhaust fans as well, but if it is covered with insulation, we can't always confirm that they vent to the soffits. But if they vent into the attic, it's usually pretty easy to see. You should be able to easily extend it to the soffits if you're sure it's not already. Is there some reason you didn't call us about these issues? We never rush through a home inspection, and we never "figure it's an old house", and just find a few items for you to go back to the seller with, and we don't appreciate you making these assumptions. Not only did you get an Angie's List discount on this inspection, but we paid you for a service that you didn't even order from us, meaning you paid half of the $700 you claim you paid. We take home inspections and our customer service very seriously, but we can only address issues that are brought to our attention.

UPDATE October 28th- reply to providers response - We are very aware that Chris denies any liability due to his use of the American Society of Home Inspection Standards. However, there was not only rust in the unit where he DID inspect, there was also rust on the outside of the unit. This was an area that clearly needed no "technical exhaustion" to see. Further, we have a walkout basement, fully finished with ductwork and HVAC venting. This is not a musty damp basement, but actually one that is remarkably dry and even dusty, making his assertion that the rust in our unit came from dampness even more foolish. The rust in the attached photos are the furthest thing from superficial one can imagine. I will state again, that 5 separate HVAC contractors came to our house, and without prompting, asked why this was missed on a home inspection. Say what you will about contractors getting paid or not getting paid, none of them have a financial incentive to make you look bad, Chris , only to point out the obvious. Chris also only likes to focus on points he can control and not address issues such as his removal of my posts from other public forums such as his FB page. Nor does it seem he wants to discuss how he left a family with a baby in the heat and never even bothered to reply in a timely fashion for a follow up inspection , once he was put on notice of the issue. I do not think that he does empathize with our problem or our efforts to remedy the problem. But I do believe he wants our bad reviews to go away. He publicly has to state that he does, but his inactions thus far say otherwise. He also does not want to discuss how he was very rude to my pregnant wife, who was just following Mr. Early's instructions on how to notify his company of issues. We hired Chris to be our advocate and catch any and all issues, not simply tell us if our unit was working or not. Chris obviously made a judgement call that the rust in our unit was "superficial", yet that has proven to be woefully incorrect and has cost us lots of money. Update October 8th- Oh hey Chris thanks not addressing the removal of my Facebook review and for essentially posting a copy of the letter you sent to us a month after you promised it. Perhaps it took that long to carefully craft every reason as to why you have no responsibility. The more this issue goes on the more I think your delay in responding was a big screw you to my wife, to whom you were very rude and to force a family with a baby and no air conditioning/in a heat wave into a repair before you could conduct your inspection. And we both know how that inspection would've gone right??? Here is where you and I differ. Two of the pictures that can be seen on my Yelp review are where you removed the front access panel. There was rust inside and more to my point there was rust on the outside of the unit. So the horror show that was lurking in my unit aside, these are two very large red flags you missed. I know you like to think that this was not existing when you did your inspection but it was. Five different contractors with no vested interest in making you look bad all independently said so. By definition, Iron and steel rust when they come into contact with water and oxygen. Both water and oxygen are needed for rusting to occur. Given SUFFiCIENT TIME oxygen, and water, any iron mass will eventually convert entirely to rust and disintegrate. The key here is water Chris, water that was coming from the unit. Apparently my home must exist in some water soaked time warp where things rust at rapid speed. FYI, my basement is bone dry, well except where we have water damage now from the unit failing. So here we are, you refusing to accept even the smallest bit of responsibility except to tell us that we should've had a fund set aside for such issues. I've purchased numerous homes over the years, never had an issue like this. But thanks for the financial lesson Suze Orman. I would advise you to stick to your core competency which is supposedly inspecting homes, but we see how that is working. Further, why do I need to follow my home inspector around? I hired you to do a job and it was not done. The assertion that I or my wife should have followed you from room to room is just absurd. Update October 6th- Chris had my review removed from his Facebook page. I guess he only wants feedback that he can control. Sort of when he asks customers to please say kind words about his company right after service. Nothing like pandering for positive feedback. We used Chris Early and Inspect It 1st for our home inspection last year. Unfortunately, it is now a year later and we are facing a huge HVAC repair/replacement bill on an issue that, was fairly obvious in hindsight. Long story short, our ac coil was fully rotted from the inside out. This is not something that had happened overnight, nor over the past year. There was obvious water staining all around the unit and near the blower motor. Further, we had numerous HVAC technicians out to the home when the unit finally died and all were not only appalled at the condition of the unit, but honestly perplexed at why this was not caught on a home inspection. Following the procedures outlined in his own contract, my wife sent a formal letter to Chris Early. He responded to my wife, basically telling her that she has no tact or common decency to send a formal legal letter, when his contract plainly outlines this approach. His reply was not only insulting but totally uncalled for. I t is now October 1st, we finally received a "formal" response from his company telling us that the interior of the unit was out of the scope of inspection. While I do not argue that point, my issue was the obvious water staining all around the outside of the unit, as well as rust and water damage on the part of the unit he did inspect. Every HVAC contractor we had come to our home had never seen a unit in such disrepair. How does something like this get missed? Perhaps a more competent inspector would have put all of the pieces together and saved us a huge expense.

We inspect to the American Society of Home Inspectors (ASHI) home inspection standards, some of the most rigorous standards in the industry. As home inspectors, we can not do destructive testing, nor can we inspect concealed conditions, which includes taking the heat exchanger portion of the furnace apart. The reason isn't because we can't remove the screws. The reason is because if we go beyond that standard of practice and the unit fails to turn back on or breaks, we (or our clients - the buyers) are now responsible to repair or replace that for the seller. While we empathize with your situation of not having air conditioning during the summer, the responsibility of your home is now on you, the homeowner. Your air conditioning worked at the time of our inspection, when you checked it at your settlement walkthrough, and continued to work well beyond a year after the inspection. As lawyers, I'm sure you understand that beyond a certain agreed upon time, we cannot be held liable. We inspected the interior of the furnace as indicated by the picture in our report (we do not have the option of attaching that picture here) by removing the maintenance panel and there was no active leaking nor was there any indication that anything would fail in the near future. We also ran both the heating and cooling components and they were functioning as intended at the time of the inspection and continued to do so for well beyond a year after the inspection. Superficial rust on an older unit at the bottom of the unit from typical basement moisture is not a defect nor cause for concern. Not having a dehumidifer in a typical basement will produce this kind of rust. As home inspectors, we perform a different scope of inspection than do HVAC contractors. While they are specialized in this field, they also have the benefit of having permission from the owner to take the unit apart and the benefit of knowing something is wrong (as it stopped working). An HVAC inspection by an HVAC contractor is intentionally technically exhaustive as to the HVAC. Contractors don't get paid unless they do work on your home, and the more they do, the more they get paid. The purpose of hiring a home inspector is to have someone on your side to protect you who does not have a vested interest in getting work. While it is unfortunate that you have encountered this condition with your home, the condition is clearly outside the scope of the Standards of Practice. As home inspectors we are required to identify and disclose visually identifiable deficiencies and conditions which may materially affect the property. We recommend to all of our clients to keep a contingency fund for when (not if) something breaks in your home. We recommend in the future that you follow your home inspector during the inspection and any questions you have about our agreement and what is and isn't covered, that you ask at or prior to the home inspection. That way you can confirm yourself the work that was completed as well as understand what we do and don't write up and how we write it up to protect you, the homebuyer. We also recommend you double check all of these items at your final walkthrough on your day of settlement. While we do our best to minimize the surprises upon the purchase of your home, there are no certainties.

Due to various health problems that my sister has been experiencing, we contacted this company to perform various air quality tests. They were very responsive when we called to get the tests done and worked around the various hospital visits that were required. The testing had to be done over several days. They showed up exactly at the time they had specified, were very personnable, and acted in a highly professional manner. After doing all the testing they provided the test results within 24 hours and also explained all the test results. We were very satisfied with the performance of this company.

Inspector was 'Tom', who was knowledgeable, courteous and showed up early for the inspection. One of the possible issues we had with this property was moisture around windows and doors but Tom did not have a moisture meter. This past week I went on the roof myself and noticed an area that was cheaply patched with a plastic material on the fascia and the shingles in that area have a dip possibly from water damage. Part of the roof inspection report states "attic vents are sufficient size and quantity for the size of the roof area", but there are no roof vents. There is also a sattelite dish on the roof that is not visable from ground level and at no time was this mentioned.

Hi [member name removed], thank you for your feedback. All of our inspectors carry moisture meters for if and when they are needed. Dips in the sheathing on the roof are not defective. They do give us an indication of the thickness of the sheathing though. As far as the venting on the roof, there are soffit vents installed. These are vents at the underside of the roof overhanging the house, take a look up the next time you are outside. Satellite dishes are sometimes removed by the owner prior to you guys moving in to the home. The fact they are installed on the home is not a defect. I hope this makes sense. Hired them to complete a home inspection on a house we ended up purchasing. They did catch several things that might be suspect. But, missed other signs of prior water damage (some that I had to point out to the inspector). They didn't note obvious water stains on beams in the attics from ice dams. They also didn't note signs of prior water damage around window sills (warped window casings). I realize home inspectors aren't perfect, and it's just an opinion of the house at a point in time. The guys that showed up were pleasant and did a good job noting the systems in the house, and giving a broad overview of what the house had to offer. Buying this house wasn't my first, so I knew what to expect in getting a home inspector. Update: As they say in their response, yes they wrote in the report about apparent water damage around chimney flashings (but only after I pointed it out to them when we were all in the attic, which I eluded to in my original comments). And they did not point out water staining near the eaves or attic floor. My point to future customers was that they should be noticing these issues and not me. A visual inspection, to me, means noting things visually obvious even if you cannot completely infer the cause or extent of what you see.

The fact that wood is water stained however, does not always indicate an active problem. We do not note stains in general, but rather the active (if it is in fact active) cause of those stains. The same goes for stains on the window sills. Many times we find stains on a window sill, more than likely from someone leaving windows open during a storm. I hope this makes sense. Thanks again.

Very Responsive, Showed up on time and efficiently went through the inspection. We did not have the Owner Chris but one of the other inspectors. Since there was snow everywhere he could not do a thorough inspection of the roof, he mentioned this upon arrival and I agreed to continue without a full roof inspection. He did do a visual inspection from the ground, and I understood that because of all the snow he could not do it, but I was slightly disappointed that he wouldn't come back to check it once snow was melted or offer even a small credit on the fee. Overall I was happy, I've been through the process many times and this was a good process, he didn't rush or seem to take short cuts.

He was wonderful! We got them through Angie's List. I liked his knowledge and affability. He was pleasant, and when we had questions I called him up and he really was very nice on the phone no matter how many times I called. I am definitely going to use him again. The price was fine and quality was very good. I don't know what other people charge, but I was happy with the price.
Description of Work: We used Inspect It 1st Property Inspection for mold testing and remediation.
