Jeremy was a true profession. He conducted a very thorough house inspection for us. He took his time and attention to detail with everything outside and inside the house. After his 2 hour house inspection; he then sat down with us to review everything that he inspected and pointed out all the important fact regarding the house inspection. I would recommend if you're looking for a company that is professional and attention to detail; Jeremy and Liberty Inspection Group are tier 1 when it comes to conducting a house inspection. For my home inspection I went with Liberty Inspection Group. My inspector was Ele Rubenstein and he is excellent! He took his time, was thorough, showed and explained everything to me and addressed all my concerns! He's someone you definitely can trust! The written report is far more then I expected. In-depth with pictures of everything that needs to be address along with recommendations. I am so thankful, I now know can make an educated decision.

We could not have been more happy about our experience with Liberty and our amazing inspector, Adam Smith. Adam was on time, incredibly knowledgeable, thorough, and an absolute pleasure to work with. He took the time to walk us through every step of the process, explaining everything he saw and letting us know what it meant. He was happy to answer any and all questions we had. You can tell Adam loves what he does and it shows through in the quality of the entire inspection experience. It exceeded our expectations for an inspection in every way. Amazing, this was a large property and they sent two inspectors to inspect the entire property with us. The were very detailed in not only the report which helped us for getting repairs completed by the seller but also explained what we needed to know about the new home we were about to purchase.

the inspector was incompetent, He identify a an oversized two car garage as a one car garage/ and couldn't find the garbage disposal !!!! Stated the the A/C wasn't working properly yet he never measured the temperature. I had my A/C tech come and check it spending another $165 just to be show how it should have been done The unit worked perfectly

We had a very bad experience with Liberty. On May 8, 2017, Chris inspected our prospective house. He allegedly performed both a standard home inspection, and a termite inspection. I have quibbles with the home inspection aspect too, but I am more focused on the failure with respect to the termite inspection, and the total dropping of the ball on any attempt to make the failure right. Chris told us verbally that there was no termite activity in the house. He noted one visible termite tube, but said he believed it to be "not active," and said it was old, possibly thirty years old. (I have contemporaneous notes that show this is what he said to me.) He provided us with a report that said, at the top of the document, "no visible evidence of wood destroying insects was observed." (Oddly, we later noticed that lower down in the report it also said "visible damage from wood destroying insects was noted," and "recommend treatment for the control of wood destroying insects," neither of which make sense given what Chris told us verbally and what appears at the top of the report.) On February 8, 2018, we had an exterminator out to the house, who pointed out to us evidence of an active termite infestation that was apparently missed by Liberty. With the exterminators still at our house, we emailed Chris about this, attaching photos of what the exterminator had pointed out to us. Amazingly, Chris responded in an email that said in part that he didn't see any "probe marks" in the wood -- this was presumably meant to imply that the exterminators hadn't done a thorough job inspecting for termites (which was wrong, they did use a probe), but it also demonstrates that Chris himself didn't use a probe when he "inspected" the house. If he had, he wouldn't be openly claiming that there were no probe marks in the wood. This matches my recollection as well -- I don't recall Chris using a probe at all. A few days later, after we rejected Chris's dismissal of our concerns, we received an email from Tom, another Liberty inspector, who said he would like to come to our house to "get another set of eyes on this." We welcomed this suggestion, and wrote back, attempting to set up a mutually convenient time to meet at the house. A brief email exchange followed, characterized mostly by us attempting to set up times to meet, then waiting for days before hearing back. Finally, on February 27, Tom asked whether we were available "mid morning" the following day, which unfortunately we could not do. We wrote back to let him know we couldn't make that time, and asked that he suggest other dates; we never heard back. We emailed again a week later, on March 6, asking for some response; no reply. We tried one more time the following week, on March 12, and noted that if Liberty wasn't willing to send someone to the house "we will have to move on to other measures"; complete silence in reply. It is now March 20, three full weeks since we last heard from Liberty. They have simply stopped responding to our repeated efforts to get someone out to the house. They did an inadequate and incomplete termite inspection (no probe), gave us incorrect information verbally, and provide us with a bungled and nonsensical written report that was not helpful. We have had to spend thousands of dollars to correct their errors, and likely will need to spend thousands more. Now, they have apparently decided they would rather ignore us than try to address the problem. It makes one wonder whether they view the buyer as their customer, or if they think they serve the realtor who referred them to us instead. Absolutely would not recommend.
