Description of Work: The Bruce Ensor Structural Engineer Company gave an engineering report on recommendation of the foundation problem correction after an investigation. Mr. Ensor said that he has engineers in my area working for him. | |This guy came and first, he did not want to get in the crawl space and asked about whether we have an interior crawl space access door on the floor in the house. I said no and he claimed that most properties have interior crawl space access door on the floor and he asked me to look under carpet and maybe it is covered up! If not, I should have one put in the house so he could get in. Seriously? What an idiot! I told him that not a single property that I know of in Hampton Roads area have such crawl space entry on the floor. He did not want to get in the crawl space and claimed the access door was too small. The entrance door is metal and the size is 32"x24" which is a lot larger than most of the crawl space access in Hampton Roads. He went in after I insisted he would fit and took a few pictures inside by the access door and came back out and said all we need is to shim up the piers and jack up the joists due to settlement and the floor would be leveled. During the conversation, he said that he worked for an engineering firm locally but he worked for Bruce Ensor as an independent contractor for part time job to make some extra money. That should have had been a red flag. A structural engineer who is not making enough money and needed part time work! | |I then hired a foundation company to do the work after I received the report from Bruce Ensor's company and the estimator went in the crawl space and came back out within minutes and said that he could not give me an estimate until the broken pipes and the feces are cleaned up. There is a problem in the crawl space. He said that we need a plumber because a bunch of the pipes are broken under the downstairs bathroom and they are not connected. I asked how could that happened and he said that for the pipes to be broken like that, a tremendous force must have hit it. He asked if there was anything happened to the house and I remembered that there was a huge tree that fell on the house from next door neighbor's yard about 10 years ago. Apparently, the contractor fixed the roof but not bother to check the crawl space. The tree hit the vent pipe and pushed the vent pipe down and the tremendous force broke the plumbing pipes underneath the house. The contractor at that time did not even fix the vent pipe and not even cut a hole and restored the vent pipe on the roof. That's how much we, as a homeowner knows. I reported that to the insurance company and they looked up the report dated back over ten years ago and determined that it was legit. They sent out an inspector and determined that it was not done correctly in the past and they would pay to do the remediation, repair and restore the plumbing pipes and vent pipe after a good 10 years. Please give a hand to the insurance industry. The only thing was that the insurance company would not pay to fix the foundation problem even though it looked like the force had shaken the piers or pushed the piers lowered, a hammering effect! | |How could a structural engineer miss that in the crawl space. Now you know why he has to find part time job in addition to his full time job with his current engineering firm. The truth is that he did not check the crawl space but just laid down right inside the access door for a good ten to fifteen minutes pretending he was inspecting. He did not do a job right. It would be cheaper to find a home inspector and do a home inspection and pay the $400 and I could get a better result more than just the crawl space but the whole house. | |The foundation company came back after the plumbing work was done and inspected the space and found out some joists were cut out for pipes and not sister to reinforce the joists from the old days and probably in the early days of the construction. They sister the joists, dug out the sand and checked the bottom of the piers to make sure there is no loose soil. They shimmed up the ones that lost the shims and put in a few more piers and make sure the beams and the joists are up to code and gave us a ten year warranty. The work was done in two days! | |What a waste of money thinking that an engineering firm could give a more detail information on the foundation condition and I will recommend others not to waste money but hire a home inspector in your local area before hiring an engineer especially not from this structural engineering company who assigns work to others so called engineers in your local area. Chances are these engineers are no good and looking for part time jobs too. I will not recommend this company even though it is not their fault directly but it is irresponsible to sub the work out to unknown engineer who could not even bother to look around in the crawl space and do the job right. I guess if I crawl in the space and I would easily find the problem myself especially the broken pipes and the feces. It was good that the downstairs bathroom was not actively used. I graded this company F.

Response from BE Structural, PC
Sounds like the crawl space was not regularly maintained and would fall under a confined space as defined by OSHA. https://www.osha.gov/confinedspaces/faq.html The fact that there were feces under the building make it a hazardous space and would have required a full face respirator. We have had field engineers become ill upon entering crawl spaces due to mold, mildew, standing water and in this case human feces without a respirator and the proper precautions even though we have policies regarding entry and provide reimbursement for respirators. We allow our field engineers discretion in entering crawl spaces and provide them with the means to purchase a full face respirator. I was not aware of this customer's discontent with the service, I wish he would have contacted me directly. We assign these projects to licensed professionals and some have full time employment and are interested in bettering their lives by taking on additional work outside of their fulltime endeavors. I don't see this as a negative but as a positive factor in maintaining their skill level as well as increasing their exposure in seeing different types of projects and at the same time filling a need in the residential market place that is under served by engineers for purely economic reasons. If you do have a crawl space in your project and use our service please feel free to contact our office to discuss the limitations of what we are capable of providing within the time allotted based on the fee charged. I am disappointed that we did not fulfill this customers' expectations, however I was not given the chance to discuss or offer additional efforts to address his concerns.

Description of Work: We called Bruce Ensor for a second opinion on some issues a home inspector brought up. The central office was prompt and was able to work with our schedule on short notice. The engineer was very thorough; climbed into the attic/crawlspace, checked interior and exterior of the foundation, and was patient to explain his findings. His report included suggested repairs as well as estimated repair prices and was very useful in helping us negotiate with the home sellers.

Description of Work: This Structural engineer company is EXCELLENT!!! They were So very Helpful, prompt, and frankly KIND....I was e-mailed a full Detailed, accurate report, including photos and solutions to my 200 year old Chester county Historical farm house 4 days after initial visit .Just having the house TOTALLY GUTTED and a MILLION dollars($) worth of work done in 2011,I was rather upset, to say the least, that there were structual "issues" in my London Grove township home that were NOT CODE,eminent collapse of window lintels, and support in Beam in basement, they put my mind at EASE that it could be REPAIRED CORRECTLY <UNLIKE THE JOB THAT WAS DONE BY A PROMINENT WEST CHESTER ACHITECTURAL FIRM AND THIER BUILDER HAD DONE !

We have a Field Engineer in Grand Rapids and I am Licensed to Practice Engineering in the State of Michigan. Feel free to call 24/7 and if I don’t answer please leave a message and a time to return the call. Our Field Engineer can make a site visit and prepare a written report. We provide a site visit to visually inspect the existing conditions. The results of our investigation is a written report with a photograph log that describes the relevant visual observations, provides recommendations and conclusions. If requested we can provide an opinion of probable cost. In addition to the site visit and report we are capable of: • Preparing building design construction and permit drawings to meet the local jurisdictional requirements. • Providing contractor selection which includes checks on licensing, insurance and references. • Onsite observations on a periodic basis during construction to oversee the quality of the work being installed. Description of Work: Micheal a structural engineer met me at the property. He was punctual. He went over the entire home with me pointing out the possible problems. He was very professional and very thorough. When he finished he asked me how soon did I need the report. I told him a couple of days not knowing that their policy was three to five business days. Micheal came to the property on friday and by monday we had the report as requested. Micheal did a excellent job and this company is excellent to work with. I would without a doubt use them again.

Description of Work: I spoke to them on the phone about a potential issue. They talked to me in depth about the correct way of going about solving my issue and gave me a good amount of information over the phone. After speaking with the seller, we decided not to pursue buying the house and therefor not need these services but I would definitely use this provider in the future. They were very helpful to my situation despite not having actually hired them.
