The inspector showed up two hours before the scheduled inspection. He did not notify of us the change in schedule and his inspection was completed when we arrived. He seemed to be in a hurry and was not willing to go through the house with us. In retrospect his report while it looked pretty missed major issues (signs of wood rot) and some issues that should have been clear to a trained inspector. Those issues include electrical outlets on the outside of the house that were designed for inside use only, holes drilled through the exterior walls so outside lighting could be plugged into inside wall outlets, signs of past water damage, etc. We feel the report was boil plate fill in the blank stuff designed to protect the inspector more than the home buyer. When we called later as we discovered more and more problems he was defensive at best. We have owned homes in four other states and never had an experience like this one. Our realtor picked the inspector and was there for the inspection. Neither the inspector or "our" realtor could have called us when the inspector time was changed but they for some reason did not do that. (we have three cell phones and would have been available for a changed inspection time) In retrospect we should have fired both of them on the spot. We had moved half way across the country and just had a child diagnosed with potentially fatal disease and had to act on trust. It was a massive mistake.
