"Today Sean with Rain Guard came to take care of an issue with the Gutter helmet which had worked its way out a little from underneath the roof shingles. The opening had created an opportunity for starlings to squeeze in and build a huge nest in the gutter, blocking the downspout. Sean removed the nest, reattached the helmet and even inventively covered a tiny opening which might have allowed smaller birds to have access. He did this at no charge to me, and in a most friendly and personable manner. Thank you so much Sean! P.S. We had our guttering system installed in 2005 and have never regretted it - it really works!"

There’s no single best roofing material for flat roofs, but EPDM is considered an excellent option because it lasts longer than TPO roofing and built-up roofing, and it’s the most adaptive to extreme temperatures and variations in temperature. EPDM can also be highly energy-efficient at both ends of the climate spectrum, with black EPDM helping to reduce heating bills and white EPDM helping to keep your building cool in extreme summer temperatures.

The best material to sheath a roof will depend on your budget and if you require the strength of more robust materials. For most homes, the added strength is unnecessary, and oriented strand board, or OSB, makes sense. It’s inexpensive and robust enough for most roof types. Another popular but slightly more expensive option is plywood.

Tile roofs usually last for at least 50 years, and with proper maintenance, you could see 100 years of useful life from them. You’ll need to carry out routine repairs within that time frame, especially if any of the tiles crack, and your maintenance will be a bit more expensive in most cases than with an asphalt roof.

Many insurance policies will not cover a roof with two layers of shingles. An additional layer of shingles increases the risk of various kinds of damage, and insurers typically won’t pay claims on a roof with an overlay. Adding a layer of shingles may even jeopardize your insurance coverage entirely, so check your policy to ensure you stay within coverage guidelines. 

A roof replacement will usually include removal of your old roof, shingle replacement, and a new roof underlayment, but it may only include adding new shingles if you’re layering new shingles over the old shingles. If you have signs of roof leaks or your roofer finds water damage to the roof decking underneath your old roof, it can also include replacement of the OSB or plywood decking that lays over your rafters and supports the roofing material above.
