He was very prompt, arriving even before we did. He did a comprehensive inspection both inside and outside of the home making notes and taking pictures. He was not annoyed when I joined him for portions of the inspection. He was kind enough to answer questions for us about modifications that we may make to the house in the future. Afterward we had a report sent to us almost immediately.

I inquired online and Christie was very prompt in returning my inquiry the very next day. She was able to schedule my inspection with our project manager and I just had to show up. Brian was professional, friendly and knowledgeable. This is my first home-building experience, so I am not sure what to expect and/or be looking for. He answered all my questions and was knowledgeable on the construction front, which was important to me and my circumstances. Would highly recommend them both and always appreciate keeping business local.

I waited to place this review and I am very glad I did. We have found a number of things this company did not find wrong with this home. I think this company did a mediocre job. The owner Brian did not come to the house but one of his staff, a new trainee did. I have to give them credit for what they did right. They were quick to respond, set up the appointment and got the report to me in a timely fashion. Scott, the inspector was on time and polite, but that is the best I can say about this company. There were a number of items that were not inspected properly. He used binoculars to look at the roof and gutters instead of getting up there and doing a true inspection. I did not know this prior to the inspection. We have since found a hole in the roof that the tree rubbed into it, there was missing flashing behind gutters that he did not find and some of the gutters were so full of sludge and debris they were ready to fall off. He also did not check the dishwasher and said it was broken. He said the water heater needed a new anode rod which was not the case or that it needed to be replaced. The water heater was only 1 year old and it only needed to be flushed. Because this false information was in the 77 page report, the home owner was unwilling to fix any issues or pay to have anything fixed. He did not believe the information because some of it was inaccurate . Scott also put a small hole in one of the plaster walls when he was checking for moisture. He actually pushed his finger into a crack and broke it to feel behind it. I was there during the entire inspection and felt like as the time wore on he rushed to get out and on to his next job. Not only did the inspection cost us money but we had roof and gutter repairs due to a poor inspection by this company. I would not recommend them. They did spend time at the house and send a lengthy report but due to inaccuracies it was a waste of $560.00. I would not recommend them

Scheduling was easy. They had a 2-3 week lead time, which I would expect for anyone in demand. Brian showed up on time and spent time up-front to explain the process to me, what he would be doing, what he would not be inspecting, how much time it would take, and what I could expect at the conclusion of the inspection. Throughout the 3-hour inspection, he would show me things that needed attention and would offer recommendations. He was very thorough and very professional. It was clear Brian knew his stuff. True to his promise, he sent me an electronic version of the inspection report later that same evening. I highly recommend Guardian Inspections.

First to set the context... I am living in South Carolina, and buying a house in Ohio. Since I also have an Angie's subscription in Ohio, I used Angie's list to find the inspector supporting efforts to purchase this house. Brian Kirchner (Guardian Inspections) does the inspections and Christie, his wife, works the office. After going to the web site for "Guardian Inspections" in Mason OH, I reviewed Brian's credentials. I was convinced he had extensive construction and inspection experience, as well as, all the right certifications I wanted my inspector to have. Before putting earnest money on this house, I travelled to Ohio to see if it generally met my needs. I say this because, being an out-of-state buyer, I knew I had to have a great inspector who could give me any and all deficiency information available... to minimize the risks associated with buying from a distance. After talking with he and his wife, I had the confidence I needed to proceed with Brian inspecting the house. By the way, I have bought numerous houses in my lifetime, and I am a true believer in not "buying a pig in a poke". You just have to get a quality inspection. The inspection results uncovered a considerable number of deficiencies. The seller and I negotiated which ones I absolutely had to have them correct, and which ones, I would take on, given the price of the house and expected costs associated with needed seller paid-for repairs. Just to mention a few examples. Brian's photos of the roof, provided a compelling justification for immediate roof replacement. The seller took this on at a cost of more than $9,000. Mold was found in the basement. The seller paid more than $4,000 to have testing, remediation of the problem, and post remediation testing... achieving a satisfactory grade, allowing the deal to go forward another step. Brian inspected for termites, and found none. Additionally, he tested for radon. The results indicated a very high level of radon. The sellers also paid for pre remediation radon testing, for proper radon elimination/remediation to ensure the levels were safe, and for post remediation testing (remediation alone was $850 from the sellers). By now you would probably agree that getting a quality inspection was worth it. Brian not only explained the entire report to me, he invited me to call him later on with any additional questions. Each time, I called Brian, he never acted "put-out"... always "at your service' attitude. One more thing: I was very appreciative that Brian acknowledged me as his "boss"/customer... not any realtor, etc. That gave me extra confidence in his loyalty. I would recommend Guardian Inspections/Brian Kirchner to anyone who is seeking the true condition of a house. He and Christie are professional and friendly. I'd use them again in a heartbeat!

Brian and Scott were early to the appointment which worked out great. Before I even got there, they looked at, took pictures and surveyed the outside of the house. However, I didn't feel like I missed anything because Brian explained in detail the things on the outside of the house that he saw (even though it was going to be included in the report). The entire inspection went the same way. When my husband got there, he patiently re-explained things to him as well. At no point did I feel like he was rushing but instead, I thought that he did an over-and-beyond job looking at things and explaining things that normal home inspectors wouldn't have pointed out. My husband and I already had plans to renovate the house and Brian answered our questions about which walls were load-bearing and which ones weren't. He even killed a spider for me! :) He prepared a 51 page report complete with pictures, arrows to issues in the pictures, details on what the issue is and potential ways to fix it. We were a little overwhelmed at the inspection, so the report will help us do the repairs without feeling like we're forgetting something. Also, he sent the report the same day as he did the inspection. Brian made sure to let us know that if we have any questions about the report or future repairs/maintenance to give him a call. He said that he would be our building consultant for as long as we wish. We definitely know that we're not getting ourselves into a money pit because of the thorough job that Brian and his team did with our house.

Brian and his team were fantastic. They took us through the entire house giving us a tremendous amount of information about maintenance for the house as well as there observations about the current condition. He ending up finding mold in two locations for the house and diagnosed the probable causes for the mold. I never felt rushed and he answered all the questions we had. I would recommend him highly for a property inspection. He has contractors perform radon and termite inspection and they were also very good. We received a very nice thorough report. Great service!

Brian performed the inspection. He arrived early and Had already started by the time I arrived. He did a very thorough inspection and explained everything as he went along. He answered all of my questions, and saw things that I would have overlooked. I was very pleased with the inspection and the report. Very easy to read and understand. I would highly recommend this company.

Super thorough. Very knowledgeable and willing to deal with the real estate companies and issues that come up. Had to back out of the first one they inspected for us because of findings. Glad to have had them!

They were very thorough, professional, considerate, and timely. We walked away from the first house because of several issues that surprised both us and the seller. Went with Guardian Inspections for a second house we were interested in. They provided us with some good suggestions and helped us feel good about the sale. Felt like we really got our money worth on both inspections.

Brain Kirchmer provided two home inspections for us. He provide the first at home in Finneytown, Ohio. The inspection was prompt, thorough, and he was available to us afterwards to discuss much of the disaster this particular home had hidden (or otherwise visible). He took me down into the basement to show me water damage, a history of basement leaking, mold, a sump pump that had been placed into the septic tank, and a molted snakeskin about 36" in length. He was thorough. We voided the contract and received our earnest money back. The second inspection was provided about two weeks later on a condo in Cincinnati. He was prompt, professional, and gave a thorough inspection too. However, I would like to point out to Brian and other potential future buyers: Please check on and TEST the impact footfall noise that is generated from ceiling to floor in a multi-family condo unit. If you don't you may be stuck with a ceiling assembly that is barely to code, but lacks GREATLY in noise attenuation, which can affect privacy, mental and physical health, and overall quality of life. Brian Kirchmer is, in my opinion, your best defense against rampant fraud, dishonesty, and deception from sellers, and from brokers/agents. Caveat Emptor! Brian did another inspection for us on another home purchase with his assistant Scott. The work and effort were excellent as per above. Again, a good inspector like Brian is your best defense and peace of mind from poor sellers.

It all went really well Brian explained to me what he would be doing and what it all meant. He carried out the inspection, took photos and then came back to me and went through it all, answering any questions but also letting me know what questions I should be asking or the things I should be checking up on.
