Customers say: True professional

"From the beginning of my project in January 2024, I have never regretted my decision to choose Ethos Building Group LLc. Jeh Johnson and his partner Tracy Herod have worked diligently to execute the itemized proposal that began this project to rehab, restore, and rebuild my home at 607 Wilmington ave. St. Louis MO 63111. An incredible number of tradesmen and tradeswomen have done their individual tasks all on a schedule professionally overseen by Jeh. These liscensed and masters of their trades worked alongside Jeh who if necessary stepped in and aided e these individuals. His overall expertise has brought my home to this point. One must keep in mind that a burnout like my home is an unusal job for Ethos Buildig Group LLc to accept. Yet at every stage my home has been given the same careful and thorough attention as their larger jobs. And despite some push back with my insurance company every thing has proceeded smoothly and orderly manner given the inevitable supply chain delays. Jeh Johnson is an affable young man who has facilitated all phases my prject and has even taken time to educate me on all the intricacies involved in a project such as mine. I cannot think of any single word to describe my experience with Ethos Building Group LLc but the forgoing will have to suffice. Thanks you for your kind attention. Stay safe and make a point of telling those who you find dear just what they mean to you."

"The contracted the work off to a third party. Jon took longer than expected. The windows was installed pretty good from the looks. Communication could have been better with knowing the job will take longer and what types of trims I wanted for the windows. As the contractor that was hired for this job by this company. Did a good job with putting up decent trim. As for the new windows they look great. I purchased the myself and hired sentri homes to install them. I will need to have a my siding on my house redone to be closer to the new windows so the gaps are not so obvious. That was not expected at first. But from old storm windows and not knowing how they were put in originally. There was some unknown things that was learned from the job being completed. I will have the siding of the house slightly done to match really good for what I wanted later on. My only concern is better communication with sentri homes. Overall they were great when I did talk to them."

Home Building questions, answered by experts

One of the best ways to negotiate with a homebuilder is to forgo price reductions. Instead, negotiate over upgrades and incentives, as many builders are more willing to go down that road than to decrease their own fee. Even if they were willing to take a cut, a reputable homebuilder often knows their worth, so a willingness to negotiate could be a red flag. Beyond that, builders are typically willing to negotiate closing costs instead of offering a discount on the base price.

Building a new home can be more expensive than buying an existing one, depending on the housing market in your area. Many homeowners still find that building a new house is worth the investment as they can choose the exact layout they want, as well as to choose their own floors, wall coverings, appliances, and finishes. If you live close enough to the build site, you can also stop by to check on the builder’s progress, which can provide some peace of mind that the project is worth it.

Framing is often the most expensive phase of building a house because it’s time-consuming and requires a lot of materials. It costs between $20,000 and $50,000 on average, depending on materials and labor costs. Before construction begins, it’s possible that purchasing land is the priciest step in the process. Some plots of land sell for $3,000, while others cost upwards of $150,000.

Modular homes can go up or down in value depending on a few factors. In areas where real estate is appreciating, the value of modular homes is likely to increase, and vice versa. Additionally, the value of modular homes depends partially on the area. In cities where every other home is stick-built, modular homes might be considered a functional obsolescence, in which case they could be less desirable and go down in value. In either case, though, modular homes can still be a good investment, especially since they provide housing at a lower upfront cost.

Yes, you can finance new construction, though the process often requires a different type of loan than one for an existing property. There are several financing options available:

  • Construction-to-Permanent Loan: This is a common option where a single loan covers the building costs and then converts into a traditional mortgage once construction is complete and you move in.

  • Construction Loan (Stand-Alone): This type of loan provides funding only for the duration of the construction project. Once the house is built, you will need to pay the loan in full, typically by securing a separate, standard mortgage.

  • Builder Financing: Some custom homebuilders offer their own financing options, which may only require a down payment to begin the building process.

  • Bridge Loan: This can be a useful short-term loan to fund your new construction while you are in the process of selling your old home.

  • Home Equity Options: If you are building a second home, you might be able to use a home equity line of credit (HELOC) or a cash-out refinance on your current property.

It's also important to be aware that some lenders may have restrictions on financing for DIY house builds, so be sure to verify that you can secure financing before starting your project.
