Comprehensive Inspections

Neil and Jeff were awesome to work with! During what could be a very stressful time, with tight turnarounds needed to secure the home we wanted to buy, we found that we actually enjoyed the experience. Neil was very quick to respond even when we had questions over the weekend prior to the inspection. We appreciate all of the education they gave us and time they spent explaining each part of the process that we had questions about. They had all of the reports back to us before our heads hit the pillow the same night as the inspection, including pictures that we can file away for any future insurance needs (i.e. hail damage). The process was so smooth that we would (and already have) recommended Comprehensive Inspections to all of our family, friends and coworkers. Thanks Neil and Jeff!

We are so appreciative of the attention to detail from these home inspectors. We had an offer on a house a few weeks ago and it was thanks to the incredibly thorough inspection that we ended up walking away from the deal. A few weeks later we had an offer on another house and we hired Comprehensive again for the inspection and thankfully the results were far better than the the previous house. We feel very confident moving forward with our home purchase due to the extreme thoroughness they showed during both inspections.

Finding someone to conduct the Radon test within the short time frame characteristic of a home purchase was hard. Neil was very accommodating and worked at getting a meter to the house so the test could be conducted on time. He contacted me numerous times during the process and was great to work with. He installed the meter in the evening of Saturday and then picked the unit up in the evening the following Monday - then he sent me the results that night. Very pleased.

First off, we needed to schedule and have the report within 5 days. No problem. We have to agree with other reviewers about Neil and Jeff, they were top notch at every step of the way. They encouraged us to come to the inspection at any point and we were so happy we both were there from the beginning. It was an extremely thorough and well organized process. Both men were knowledgeable as well as personable. Neil showed us around the property as he inspected all the outer components of the house. He pointed out a minor landscaping issue and suggested how we could improve water run off. He also inspected the garage, its attic, the driveway its apron and the garage electric panel which he took apart to inspect. Jeff graciously showed us everything there is to inspect within a home, and there is a lot! He made sure to answer all our questions and informed us of the purpose for inspecting things we never would have thought to inspect. He made sure all the outlets worked. He made sure all the appliances worked and even showed us what would be important for us to do as ongoing maintenance. He checked all the lighting and fans. He showed us how windows in one of the rooms could be totally washed from indoors. We might have figured that out eventually, but I wouldn't have counted on it. He explained a lot about how the furnaces and air exchanger worked and their maintenance. He was very respectful and didn't talk down to us. He asked again and again if we had any questions and was professional and lots of fun, too. He filled up the tubs and sinks to see how they drained. He crawled into the attic to make sure the insulation was adequate and in good shape. I'm not listing everything he did; there is lots more. The total time spent was around 4 hours. (We probably slowed down the process some!) Both guys took photos of all the areas inspected and sent us a many page document including colored photos of their findings that evening via pdf file. The radon result which took 48 hours was called to us immediately when completed. The suggested issues were highlighted by red ink. We easily read through the document and sent it to our realtor. If you can't tell, we were completely satisfied with everything. This will probably be the last house we buy, but we will probably have Neil and Jeff out to our current house to advise us before we put it on the market.

Jeff and Dale were right on time, friendly, professional and knowledgeable. They were very thorough and showed me things about the house that I didn't even know existed. I learned a lot about how to take care of my house and appliances and would recommend their services to anyone.

We hired Comprehensive Inspections to do a full home inspection for us as a buyer of a home. Jeff was our inspector. We liked that he allowed us to be with him during the full inspection. Jeff was very thorough going through the home and very professional. We even had an uncomfortable situation with the home owner coming home during the inspection. Jeff very respectfully explained the process to the home owner and diffused any anxiety of the home owner. Jeff highlighted a number of items we didn't expect which really helped us in our final evaluation. We also had them do a radon test in addition to the home inspection. The final reports were very detailed and informative.

Neill and Jeff came out the home we have made an offer on to inspect the property. They were there about 3 hours and were very thorough, not only in their inspection but in their communication with us while they came across things. They were very friendly and professional. Climbed all over the house ~ attic, basement, roof, under the kitchen sink. Gave us detailed info on the sump pump, water heater, even offers suggestions for the deck we plan to build. Then provided us with a report so complete, we couldn't have asked for more.

Neil and Jeff did a complete home inspection for us, including Radon testing, and we couldn't be more satisfied! First of all, Neil contacted me very quickly after I had left a message inquiring about an inspection. He told me that they were very busy and booked out for some time, but due to our needing an inspection in the next few days that he would make it work! He set up an evening appointment to get us in. They were at the house early and already in progress when I arrived. Neil and Jeff were both very personable and easy to work with the entire time. They took their time, were very thorough and were happy to answer every question I had. The report came quickly and was also very complete and thorough. We were able to address a few minor issues with the seller based on Neil's recommendations, and ultimately feel more confident in the purchase of our new home! These guys rock!

Neil from Comprehensive Inspections was prompt, professional, and good at explaining potential issues to us in an easy to understand way. There's not much to the little 1-bedroom condo that we bought, but the inspection seemed very thorough.

Neil was very professional and friendly. He gave me an overview of what we were going to do and reiterated that the process was going to take about three hours. He was very thorough! Neil opened every cupboard in the kitchen and bathrooms. Opened and closed every door of every room, the outside doors and the screen doors. He explained what he was looking for throughout the entire process. He got down on the floor and used his flashlight to check every nook and cranny of the house - even checking both attics! I liked that he was honest about what was cosmetic, what showed "past" damage that I probably didn't need to worry about, and things I should watch out for or items that might need maintenance in the near future. He was also very professional in answering my questions. As a single woman I appreciated the fact that he didn't talk down to me but answered questions directly and appreciated that I was engaged in the process. The report he submitted was also very thorough. Luckily there were not a lot of things that were wrong with the house - but I appreciated that he included future maintenance items that I should be thinking about. The report was not just for the purchase agreement but also a "to-do" list once I move in. I would HIGHLY recommend Comprehensive Inspections and will use them again if I need to.

Neil did a fabulous job. He was punctual, professional and most importantly - thorough. Neil spent almost 4 hours walking through the property. He noted several minor and one major issue that needed to be addressed. Neil not only pointed out issues, but also showed me several cost savings tips to maximize my savings. Neil arrived to the property on time and was well prepared. My husband and I were very pleased with how thorough he was. Neil was very professional and was more than happy to explain and point out defects and items that were in need of maintenance. He also took detailed notes and pictures of anything that needed attention. Within 12 hours of the the inspection he had e-mailed us the detailed report. Being first time home buyers, Neil made us feel comfortable and confident in our decision to move forward with the purchase of this house.

Dave and Neil were excellent. I used their services for a home I was looking to purchase about a year earlier. They reviewed and found many issues with plumbing to electrical to bad radon levels and everything in between and I saved myself from purchasing a home in disrepair. There were major issues with foundations, windows, the roof, and improper amateur handywork that without their assistance, I wouldn't have known about. I used their services again for inspection on another home I am purchasing. I had their radon test and home inspection. They took turns walking me through the inspection of the home and pointing out defects as they found them. They were on-time and worked with my realtor to set everything up. They had equipment such as a thermal infrared scanner and didn't even charge me to use that on some suspect areas of a stucco exterior I was on-the-fence for inspecting with stucco tests. They pointed out some small issues in the home such as some miswiring and small gas leak they found with their tools, that I had the sellers of the home fix. Their inspection helped me find those issues and give me some confidence in the home I was purchasing. They gave me multitudes of tips on how to repair smaller items as we came across them. It was a pleasure to use them for services and intend to refer and use them if needed in the future.

Neil and Dave were thorough, personable, and clearly knowledgable. They inspected our first home and we feel very well prepared to live in it. Shortly after the inspection we were emailed a PDF containing a detailed overview of what to do and when to do it. Thanks for the great information. My parents were so impressed that they left with their business cards, too!

They were friendly and nice during the inspection. It was only after we bought the house that we discovered their inspection was completely worthless for us. The foundation posts in the basement were rotted at the base - the floor was rotted under the walls holding up the basement stairs - so they were essentially floating - we found split and cracked floor joists (that were cracked all the way through) - the electrical system was completely ungrounded - and the fireplace flue was broken. They pointed out a bunch of less significant things but failed to find these most critical items. Would not recommend using these inspectors for any type of older home. Ours is an arts craft home - built in the 1920s - and not a fixer-upper. They may be better at newer homes - but don't use them for anything older.

Our entire experience with Comprehensive Inspections was seamless. It was COLD on inspection day. Neil got there early and did pre-work in reviewing the outside of the home and then showing us the pictures and his findings in the warmth of the house. We did do a quick walk-thru outside after that review, but really appreciate his pre-work to save us from being outside any longer than necessary! We learned a lot about our new home and we definitely feel that we've been set up for success in terms of what we have, how to maintain it, etc, etc. There was one finding that we'll be going back to the builder on; not an immediate concern, but something that should be fixed so that it's not a concern 5 years from now.

Neil Dentlinger was quite thorough, knowledgeable, friendly, and found things that needed repair and to be taken care of. My real estate agent was present and they came up with a list of items to be addressed for the sellers. The items were things I never would have been able to even identify. Neil also provided a lot of education to me as he did the inspection on best ways to take care of and keep up the home. He is superbly knowledgeable about the inner and outter workings of the home.
