"Hal is a bit of a character and drives an old truck, but he is very pleasant and takes great pride in his workmanship. One of the few times in our history of several home projects where a project has exceeded our expectations."

"I originally needed my deck repaired but decided to have it replace instead. I had KZ Builders come out and they were so helpful in giving me ideas on what to do. They were very polite and professional. They started on time and finished on time and did an excellent job. They even remodeled the shape and size of the deck which made a big improvement. Basically all I had to do was pick out the color. I highly recommend them and will be using them again when I am ready to replace my front porch deck. I wish I could send some pictures but this app is not letting me."

"The contracted the work off to a third party. Jon took longer than expected. The windows was installed pretty good from the looks. Communication could have been better with knowing the job will take longer and what types of trims I wanted for the windows. As the contractor that was hired for this job by this company. Did a good job with putting up decent trim. As for the new windows they look great. I purchased the myself and hired sentri homes to install them. I will need to have a my siding on my house redone to be closer to the new windows so the gaps are not so obvious. That was not expected at first. But from old storm windows and not knowing how they were put in originally. There was some unknown things that was learned from the job being completed. I will have the siding of the house slightly done to match really good for what I wanted later on. My only concern is better communication with sentri homes. Overall they were great when I did talk to them."

Home Building questions, answered by experts

Professionals always address structural and envelope integrity first during home building. Fixing failed insulation or damaged roofing prevents winter conditions from creating safety hazards. Contractors prioritize foundation issues to combat deep MN frost depths that accelerate structural movement. They also sequence exterior work for warmer months and schedule interior projects for winter. Life-safety code compliance and moisture intrusion repairs take precedence over cosmetic finishes.

Helpful?

Existing foundation depths in older Bemidji homes dictate whether new additions require independent footings. Local soil conditions, such as peat or high water tables, determine your necessary footing design. Missing vapor barriers require specific insulation detailing to prevent trapped moisture. Shoreland locations restrict where structures sit due to impervious surface limits. Additionally, contractors must correct any prior unpermitted work to meet current codes before proceeding with home building.

Helpful?

Upgrading thermal performance during home building directly combats Bemidji’s extreme heating season. Proper insulation and air sealing eliminate drafts and cold floors, keeping your home comfortable. Managing moisture prevents winter condensation and summer air quality issues near the lake. Adding practical spaces like mudrooms provides essential storage for winter gear. These improvements also prevent destructive ice dams and significantly reduce your long-term energy usage.

Helpful?

Passed municipal inspections and closed permits serve as the clearest official indicators of correct home building. In Bemidji, a properly insulated attic shows even snow coverage without melting patterns or ice dams. You will notice consistent interior temperatures without cold spots or drafts. Correctly installed vapor barriers prevent frost and condensation on your walls. Finally, solid foundations show no heaving or cracking after a full winter freeze-thaw cycle.

Helpful?

Pull your existing permit history to identify previous work before starting home building. Document your property lines, easements, and any shoreland boundaries required by Minnesota regulations. Record the condition of your foundation, noting any existing cracks or water infiltration. Note the age and R-value of your current insulation and mechanical systems. Finally, locate all private utilities, wells, and septic systems to prevent damage during excavation.
