I graduated from Maine Maritime Academy and currently do have a day job but am looking for some side jobs for extra money. I built an addition on my house and found that I have quite a bit of talent in all areas of a house. "I received a call back from Richard within 4 hours of sending an e-mail asking for help with a slow-draining and unusable toilet. He sent Jim to my house that afternoon and the problem was fixed within 2 hours at a very reasonable cost. Jim found a plastic air freshener that had been dropped into the toilet (likely by my 2 yr old) and had gotten stuck in the drain. He had to pull the toilet off the floor and push the item back through the drain, which was difficult since it had gotten stuck during all my forceful attempts to snake the toilet. It's important to stay on top of your bathroom materials, as toilets, showers, and sinks all have different lifespans. Toilets and faucets last between 10 and 15 years on average with regular maintenance, but different parts may have shorter lifespans than others.
A toilet flange secures your toilet in place to the floor, and connects your toilet to the drain pipe that carries its contents to the sewer. Obvious signs that your flange needs replacement include when it can’t keep up with these two functions. If your toilet rocks back and forth or you see leaks coming from the bottom of your toilet, it’s time for a replacement. Other signs that your toilet flange is broken or faulty may include loose tiles or soft flooring around the toilet, and sewage smells.
A toilet flapper will remain open when the chain that it is connected to is too short. The chain should lift the flapper just enough to allow it to open the rest of the way on its own. The chain should have just about half an inch of slack.
If you don’t replace a toilet flapper, your toilet tank will continue to empty and fill repeatedly, wasting water and running up your utility bills. Checking the flapper is a good first guess when dealing with a constantly running toilet. However, if these problems continue after replacing the flapper, you may need to hire a plumber to check and fix any bigger problems.
Sealant doesn’t need to be applied to the bolts, but it can be a good way to stop an active leak in the moment. However, don’t rely on it as a cure-all; instead, make sure to fix the problem at the source by changing or tightening the bolts.
If you do use sealant, make sure to spread it thickly and evenly across the bolts and the tank's porcelain.
