Commerce Title was challenging to communicate with and did not provide closing information prior to being at the closing table, despite it being requested in the two week prior.  Having sold a few houses in the past the title company typically provides HUD1 and other financial forms when requested; we found this odd to see these for the first time at closing.  When asked about fees she was charging that had not previously been disclosed she immediately got angry and removed the fees - although we never asked the fees to be removed, just an explanation as to what they were.  The attorney was visibly agitated, making rude comments about representation ("no one represents you here!") that we found ironic as the title company is supposed to represent neither party.    We gladly took the fees back and were happy when we left, it was an uncomfortable and unnecessarily hostile closing.  I wouldn't recommend using this company - we had no choice as the company was working with the buyer.
Positives:  the closing was on time and the receptionist was professional.

We worked with Whitney Breeken to get our initial quote for servicing the closing of our loan.   She provided a quote to us via email within 24 hours of our email request.     We had narrowed our choices down to Commerce Title and one other title company.   It took more than a week for the 2nd title company to provide a quote.    We decided that if Commerce Title was prompt with the quote, they would also be prompt with their documentation for the closing services.   We chose Commerce Title and we are glad we did.   We had one glitch when it was discovered that the mortgage cancellation document for the land had not been recorded with the City of Baton Rouge.    This was not Commerce Title's fault, nor their problem to fix.   But Whitney offered to have the missing document mailed to her office, and then she would have her courier take it to the City of Baton Rouge mortgage records office.    It was a great convenience to us that she took care of having that document recorded, and our construction loan closed on time.   Whitney also kept in contact with us via email to let us know how our closing preparations were progressing.    We would highly recommend Commerce Title.
