Very professional, ethical, and gives proper explanations to the work needing to be done. I called John 11 years ago for an estimate but I unfortunately chose a local company that was cheap. Boy did I pay for it. My roof leaked and they wouldn't back their own warranty. 11 years later I called John again and he did exceptional work. His skills are way above the average roofers in our area! Cotten roofing went above and beyond on the work performed on my house! I don't foresee needing a new roof for many many years. Just like when you’re shingling a roof, you can install felt underlayment under a metal roof, but a synthetic underlayment like adhered ice and water shield is the best option. These use adhesives rather than mechanical fasteners, so you have fewer penetrations going through your roof deck and a lower risk of leaks. Ice and water shield is also easier to install because you don’t need additional tools or fasteners to attach it to the roof deck.

EPDM roofs have a few common problems, most of which can be resolved with regular maintenance. This type of roofing is laid down in sheets with seams, which can be a starting point for leaks. Proper installation and roof sealing can often avoid seam issues. 

The material is also susceptible to tears and punctures from falling branches or other sharp objects.
