Description of Work: Inspector missed a lot. One important thing was sump pump pipe was leaking. Would not give opinion on an undersized hvac system. I also found a mold on ceiling in basment that was not in report

I am sorry the inspection didn't meet your expectations. Pristine strives for 100% customer satisfaction which is why we have received the Angie's List Super Service Award 4 years in a row. I would like to address your specific concerns about the sump pump, HVAC system, and your perception that the inspector missed items. The inspection lasted 3 1/2 hours and the report was a total of 30 pages with 41 repair recommended items. Our inspections do not cover cosmetic items and are limited based on the conditions at the time of the inspection. The sump pump was tested, but the basin was dry at that time. Standards do not require us to check each joint on plumbing or sump pumps to see if they are glued, but if the sump pump basin had water, the pressure from the water would have identified the leak. Regarding the HVAC system, the state of Illinois home inspector standards of practice designates that the inspector is not required to determine the strength, adequacy, effectiveness, and efficiency of the HVAC system. That being said, you called a friend/HVAC technician, which came to the inspection, to look at the system. There are many factors that go into sizing an HVAC system and most home inspectors are not qualified to comment without having an HVAC background. Once again, I want to give my sincere apologies that the inspection didn’t meet your expectations.
