When he arrived, he asked me to show him the area that I thought might be leaking. I did and he went into the attic and looked. He explained that it was not a roof leak but more likely HVAC leak. He said he was sorry that there was nothing he could do for me, and I understand that he could not fix my leak.
The part that confuses me is that I thought my roof was going to be inspected, and I do not feel like looking at one spot in the attic was an inspection. Maybe I misunderstood?
"We were contacted as the result of a roof leak. Our Technician came out and discovered the roof was in good shape and was not leaking, but an HVAC exhaust vent had been compromised and needed replaced. Due to the carbon monoxide risk he advised the client to contact an HVAC company."
His suggestion was to replace the shingles, vents and gutters and attempt to file an insurance claim for the work. He also told us about blistering issues with Owens Corning shingles in the Atlanta area and attempted to make a connection to ours. (We later verified that we did not have this brand of shingles on our roof). He did not perform any repairs with the excuse that it would not be long lasting and the best way forward would be to replace everything on our roof. He left saying that he would send across the pictures taken of our shingles. We haven't received the pictures until now.
For my untrained eyes, as little of the shingles I could observe without climbing on top of the roof, looked healthy. Since his recommendations were outrageous, I got another roof inspector (from a different company) to get a second opinion. As expected, the second inspector took a look and said that nothing was seriously wrong with the shingles nor the vents and gutters. He showed pictures of our roof shingles and one with blistering to validate his point.
I can only surmise that the first inspector attempted to either take advantage of our perceived ignorance or was fishing for homeowners with a particular brand of roof shingles. It was a waste of money.
"The client's roof was severely blistered and scarred. The metal exhaust vents were crushed and dented by apparent hail strikes and the gutters had minor hail damage. Due to the condition of the shingles we advised against an invasive repair, as they were brittle and spot repairs would likely result in the replacement of the entire slope. We provided three courses of action for the client to follow: 1. Determine who the manufacturer was, as the shingles were failing prematurely and may be covered by manufacturer warranty. (We do not remove shingles for testing without authorization). 2. Contact their insurer and see if the damages would be covered. 3. Replace the affected slopes. The client stated she would discuss with her husband and get back with us. We did not hear back until this review was posted."
"We have no record of this service request and are looking into the matter. We regret any frustration this experience may have cause you. We pride ourselves on prompt service."
"We regret that we had to reschedule, but it was necessary due to rain. A wet roof is an unsafe roof. We then attempted to reschedule but were unable to reach the client."
"The roof was in a state of severe disrepair and was collapsing in several places. We provided a repair quote that would correct the issue without setting the client up for an inevitable leak. It was comprehensive and designed to be permanent. However, the client went another route. We are often asked to cut corners and will even occasionally lose clients for refusing to do so. Unfortunately, we believe this is an example. However, when the roof leaks again we would be willing to assist with our initial recommended course of action."
"We were initially contacted on August 23, 2014 and asked to perform a roof tune up due to a pre-existing leak. The client suggested August 28th as the inspection date, which we accommodated. However, upon inspecting the roof we discovered it had been repaired by another contractor weeks before we were contacted and the client simply wanted a second opinion. After a thorough examination we found nothing of concern regarding the roof, but did make suggestions on how to improve the attic venting."
"Thank you for reviewing our services! We were glad to help and appreciate your support."
"[Member name removed], Thank you for your business and kind words. We were glad to be of service."
"[Member name removed], Thank you for your business and review. We enjoyed meeting you and your family and are thrilled you were pleased with our efforts to help you."
Update: I was able to get the promised estimate and adjusted my rating accordingly.
UPDATE: They performed the roof inspection last week and was very thorough. The technician was very knowledgeable and took his time to explain the concerns and repairs needed for the roof. I am still waiting on a final report, but I was very pleased with his inspection.
"We sincerely apologize for the difficulty in scheduling. The holidays affected our ability to coordinate an appointment that accommodated your schedule. Since this review was posted, a Sparrow Exteriors technician has been out, performed the inspection of the roof & siding, performed a repair on the roof and discovered storm damage which should meet the insurer's criteria for a complete replacement. We hope the service we have provided will outweigh the frustration you experienced in scheduling."
And a tree decided to fall on my home 2 days before closing. I only found out about it at 5pm when I got home from work and saw the damage. I called Sparrow Exteriors and Warren called back within 20 minutes. I explained the situation and he came out to inspect the damage within another 20 minutes.
I received a quote for replacing a gutter and fascia, and reattaching the soffit, as well as patching the roof and replacing some damaged shingles. The flashing from the chimney was also pulled back and that would be replaced or repaired. Everything was painted to match the other exterior and tested to be working properly.
The work was finished before 3pm the following afternoon, and Warren came by the house to confirm everything was done professionally and finished neatly. As far as customer service is concerned, there's no way to improve this job. I wanted someone to do a fix quickly and professionally, and he delivered that result.
I would use him again for any exterior repair or roofing job.
