The inspection did not find any of the real problems, but instead had us chasing nonexistent issues. We had plumbing issues within days of moving in, within weeks our sewage was backing up into the bathtubs. We found leaking, cracked pipes in the crawl space. None of this was brought up in the inspection. Also had major pest issues as well. Rat feces all over the HVAC, they even chewed a hole in it. Carpenter bees too. None of this was mentioned. Ended up with over 15K in repairs in our first month of living in the house, none of it covered under the homeowners insurance. Because it’s tough to live in a house where you can’t flush the toilets, we had to eat the cost. Since it's an older home we were worried about the plumbing and added on the camera inspection through the same company but the guy that came out claimed he couldn’t access the pipes without causing damage. At this time we asked the inspector verbally what he thought of the pipes and were told they are older pipes so you never know but that visually they looked to be ok. This was far from the case. When I brought up these problems with the company after we paid to fix all of the problems, I was told that because the report had the boiler plate line stating that these pipes were visually inspected (no mention of the cracks and terrible state they were in) and that they were older type of pipe, prone to rust, a qualified plumber should check them out (which, again we tried to do through their company). Due to this little note they feel they are off the hook and don’t want anything more to do with the enormous problems they missed. We would have been better off if we hadn’t done any inspection with this company as they actually made things worse because we ended asking the owners to address things in the report like missing vents in the attic (the attic in fact did have vents, the inspector somehow didn’t see them) and a missing garbage disposal switch (again there was a switch) instead of the pipes. We should have skipped the inspection, saved the money and put it toward the $15,000 in issues that were not found anyways, instead of chasing down problems that never actually existed. I would Never recommend someone use this company. I feel like they utterly failed us.

We are ago glad that we chose Amerispec. Jess was thorough and informative. There were mold issues on some of the planks, insulation and other minor things that were caught and put in our report. We had the report the same night and were able to get our concerns addressed.

If you want a mediocre report and an antiquated inspection by people who either don't call you back or make promises they don't keep this company is the best choice for you! The report itself is weak, "visually inspected only, effectiveness is not tested" means "I looked at it, who knows if it works or not". We had an issue with one of the items on the report. First time I contacted them I left a message with Suzie and then never heard back from anyone. Second time I contacted them I did hear from Don by the end of that day and he promised to stop by, explain and possibly fix it himself. But that was a month ago, never heard back from him, he never stopped by. Unhappy with how this turned out. Disappointed.

I was buying this house from out of state so it made plenty of sense to me to have it inspected. Compared to inspections in other states I found this a tremendous waste of money, could have done it to the same level myself, especially for what I paid. For example; A/C “appeared” to be functional, did not check garage door remotes wall unit only, gas fireplace needs a contractor examine ceramic logs, grounds not tested, circuit breaker labeling not checked, roof inspected with binoculars because the roof cannot be mounted safely????? Recommend a qualified roofer inspect, paint condition needs a licensed painter to inspect, could not inspect the chimney, recommend a qualified chimney sweep look at it. TOO many should or suggests, the whole report was non-committal and didn’t provide anything but visuals to the level anybody could have done themselves! The areas I would have expected expert opinion it was suggested I go elsewhere to get it. Since the appraisal I have found that 7 of 10 of blinds will go up, the washing machine leaks, the tube attached to the toilet ballcock assembly leaks in both toilets, tub handle falling off, garage door missing a quarter of its seal, none of the outside flood lights work, in fact one was even missing a bulb, what a joke and rip off..

It went very well. Don was very thorough, detailed, patient, and professional. There was also an inspector in training who could work on the professionalism, but other than that, it was a very plesent experience.
