Mr. Renner is well organized and uses his electronic gadgets to get information at his finger tips. All specs, pictures etc. are immediately available to him at the job site and he uses this for CYA, Mr. Renner will cut corners to save a nickel and those corners maybe the quality of your job. He demands payment within 3 days or will charge you interest. He delays payments to his subs from a minimum of 30 days to whenever. As a result I have had 3 subs threatening to put a lien on my property. He does not put any of his money into the job demanding payment up front for items like kitchen cabinets, appliances etc.. In the case of the sub installing gutters which were installed on 2/12/13 I paid him on 2/12/13 but got a letter from the sub about 73 days after that date stating he would place a lien on my property if he was not paid. When on April 24, 2013 I did not pay Mr. Renner for his latest invoice because I wanted to make sure he paid the gutter sub he stopped all work on my house and sent the following e-mail He copied me on the following e-mail but did not include the send to list ********************************************************************************************************************* Gentlemen, Do not schedule any work for the job at this time until I discuss receipt of payment from the Owner for unpaid invoices I have to him. I have copied the Owner in on this e-mail so he will know that operations have temporarily ceased and scheduled activities will not happen as planned. Obligations to you include: supplying of labor, materials, equipment, incidentals or other actions and I am not expending any labor of any nature on your project, which is the preparation of any lists or other documentation on a project for which we are not being paid on. I will supply all required obligations for your project once we receive payment for invoiced work. You have undertaken on your own not to pay us and this is a very slippery slope for an owner to take this position, especially so close to the end of a project. And by end I mean days. I have included an attachment to this e-mail which is a copy of the agreement and have underlined a few key points in the agreement. I was able to obtain a Certificate of Occupancy to my house, but there is a lot of unfinished work that Renner has to do which have been paid for. I have sent Mr. Renner 2 e-mails and messages on his cell phone but he has not responded to any. I have sent him a list of approx. 30 items outstanding.
