I later called to ask him what he thought. Phone call lasted about 5 minutes, then I got an email with the inspection report which consisted of about two sentences and no photos or anything.
I expected something a little more thorough for $150. I'd feel bad charging someone $150 for so little time and effort. I was especially disappointed because I'd used All Star before and I really liked them the first time. I was charged $70 for a "limited" inspection that time, and that inspection was much much more thorough than this one was.
He's a nice guy but I was pretty disappointed with this experience.
Pros: We'll be moving soon and renting our home so the certified inspection has given me peace of mind. It is good to have a certified report on hand prior to getting tenants so we have something to refer to if issues come up later. Mr Tolbert took time to talk and answer any questions. He gave us some good advice on other issues that affect landlords, i.e. getting the HVAC serviced annually, replacing air filters, painting tips, carpeting, keeping extra light bulbs and batteries on hand for smoke alarms. We're new at the landlord business so all of the advice was much needed and appreciated.
Cons: No big issues. The fee was a little high - he quoted $400 but gave us a $100 discount for being military. I received two other quotes from other home inspection services for $250. Even so, I decided to go with All Star because it had great reviews on Angieslist. Also, his responsivenes was also a bit delayed. I got a voicemail every time I called and it took a full day to return my call following the inspection. Again, small potatoes.
