No supervisor was on site for the work. Only the workers.
Contract stipulated that they would strip all current paper underlayment and replace with new. They did not remove paper from back of house (and placed shingles on the existing paper) and only did so on other roof parts when I pointed out the issue.
They neglected to remove the attic fan even though they said they would remove it as part of the work. I had to ask them to do so - and they did.
Their compressors killed grass on one side of the house.
Examining the work when finished:
The workers marred the house vinyl with black/brown scuff marks on light gray vinyl when threw the old shingles down. I asked them to clean it up before paying the balance owed. When they came to clean it (Sep 2013) they left a larger swath of damage on the vinyl in the form of permanently darkened areas where they wiped the marks. There was no solution to remedy the issue on the existing vinyl.
I asked them on several occasions to replace the vinyl so as to make it uniform color around the house. They only offered to replace panels and would not guarantee matching yet would require me to pay the balance even if the panels did not match. The issue is still unresolved as of January 4, 2015.
So far the roof seems fine but the vinyl issue still needs remedying.

A post installation meeting was made to review the work.
We met with Joe and selected shingles, and Joe was quite knowledgeable about roofing questions (I'm an engineer). After the selection and using an iPad application using the actual picture of our home, we could select the best shingle for our home. Then, we set a date (3-4 weeks out). We were a little nervous when on the Thursday morning, there was no delivery of materials, knowing the next day would be the job's starting day. However, to our surprise, both the materials and a crew showed up late in the day to get started on Thursday.
They used tarps to cover the landscaping around the base of the house, including protecting the lower level skylights from debris removal (and during roof installation). They made multiple clean-ups over the course of each work day, including using magnet rollers and magnet wands at the end of the job. The crew was quite focused on the task at hand, arriving and starting early in the day and working late in the day -- they did take 1 hour break for lunch which was well deserved.
By Saturday morning, they were done. I was quite impressed with the materials and workmanship. At the end of the job, they had 2 different members of the crew inspect the roof with roof caulking. They painted the "white vents" from the roof (black) so they would blend in with the roof. Our neighbors were impressed as well, and I hope ARCO treats them just as well. I would highly recommend ARCO -- Joe, Rob, Junior and the rest of the crew were very, very good. I am very pleased to see a hard working team do so well!
Overall, they did a great job!
- Generally good quality work.
- High quality materials used throughout.
- Accommodated some rather unique requests which I had.
- Threw in some valuable freebie services.
- The project manager I was working with was actually quite knowledgeable. I am familiar with this type of work, so I feel some confidence in my ability to judge things like this.
The Not So Good.
- Often didn't show up at agreed-to appointment times.
- Often didn't follow through with agreed to items without repeated calls.
- Their air compressor kept failing. They had to use mine instead.
- Six months later, I'm still finding nails, roofing material snippets, and cellophane shingle tar coatings in my yard.
- Very slow in overall process - Quoting, getting materials, starting work, returning for punch list items. It was a several month process. Often said to me, "No problem, we'll have that knocked out in a couple of days." Then it would be weeks before completed.
- I did have to filter much of what the project manager was saying, before, during, and after the work. A lot of what he said was pure salesmanship.
Summary
Dealing with the salesmanship aspect of the project manager, the punctuality issues, and the delays were all a bit annoying. However, we weren't in a hurry, so the delays weren't too damaging. But overall, since I felt the quality of the workmanship was good, the materials also were good quality, their willingness to throw in some things for free, and to accommodate my unusual requests - I feel that overall, it was a positive experience and would likely consider them for future similar work.

Joe really took the bull by the horns! He met me at my office the very next day. He took time to educate me about roof replacements and even helped me file an insurance claim. He did warn me upfront that, given the circumstances, it would be difficult to prove our case on a claim. He met the adjuster at my home personally and went over the entire roof with him. In the end, our claim was denied; but with Joe advocating for me, I know the decision was a fair one and that the adjuster gave us much more time and consideration because of Joe's help. The friend that gave me Joe's # told me that Joe had a reputation as a miracle-worker when it comes to insurance claims, so I felt confident in his abilities. And he did all of this work with NO money from me! I signed an agreement that said we would use American Roofing if our claim was approved, but if it was denied that he would walk away - no questions asked (of course, I asked Joe to submit his own quote to compare to the others).
As soon as he got word about the insurance claim denial, Joe went into action with "Plan B". The terms of our home sale required us only to replace the roof with like quality of the original, and our roof was a very basic builder-grade 3-tab shingle. So Joe found me a GREAT deal on a good quality, but basic 25-year shingle. His price blew everyone else out of the water! American Roofing deals in high volume from their shingle supplier, so they really do pass their savings on to their customers. Don't get the wrong idea though -- this was a good quality roof that comes with a solid warranty.
We needed to move out of our home ASAP so that we could close the sale. Joe called his team together and got them to come out the following Saturday. However, the day before they came out -- a tree fell on our house!!! It was a small tree and didn't damage the house, but it had to be removed in order to not obstruct their work. Joe came out early on Saturday and was able to get the tree off of our house and didn't even charge anything extra for his trouble.
Joe's crew arrived around 8am on Saturday and was DONE by 4pm. They cleaned up very well after they were done, and I could barely tell they had even been there -- other than seeing the new roof of course! After I saw the finished product, I couldn't believe the difference in how good it looked compared to our old roof.
Joe was friendly and straight-forward. He made me feel welcome and made certain that my expectations were met and I knew what to expect. I really believe that God sent him to us when we had a real need -- our sale may not have closed on time (if at all) if it were not for Joe! While I am sure that American Roofing has lots of great people, I highly encourage you to ask specifically for Joe if you have a roofing need! If I have a problem at our new home, he'll be my first call!
We have had several heavy rains since the job and we have no leaks and my gutters no longer overflow (yeah)Since the insurance covered the cost all I had to pay was my deductible but I would not have been aware of this option without Rob's assistance. They have done several other houses in our neighborhood and everyone has been very pleased with the new roofs and with Rob.
