William was very professional, prompt and thorough. He took the time to walk me through the entire house after the inspection and explain everything he found. He took detailed pictures and notes and included them on the report. The report is set up on a very user friendly website that allows you to share the report with your agent or family member. The site also allows you to create a repair request pdf from the report to send to your agent and the seller. This pdf will load desired pictures and notes from the inspection and the request to repair or replace. Very simple for even the least tech savvy and very convenient! I was very satisfied and would use again. I can't recommend Mr. Henning enough. Inspected home was a 1400sq ft one story on slab.

Bill was professional and prompt, gave us his next available opening and was communicative during the whole process. He performed the inspection in the pouring rain in about 75 minutes, explaining everything on the way. Inspection report was delivered about 24 hours after completion. Bill also informed me that in the State of Georgia, Building inspectors are not required to be licensed or carry insurance, but he has both insurance and is a member of the National Association of Certified Home Inspectors. I will definitely recommend him and use his services again.

The whole experience with Bill at Guardian was, in a word, professional. His website provided most of the information we needed, and a conversation with him took care of the rest. The procedures to get started were clear and easy online, and delivery of the documents was simple as well. His inspection seems to be have been very thorough, and he was willing and available to answer all our questions after we read the report. He was willing to meet with us on site as well. Bottom line, he did a great job for a reasonable price, and the whole thing was clear and easy.

Bill was very thorough and personable as he inspected the home. We didn't expect to find any problems as the home was just rebuilt due to fire damage, but had it done anyway. So glad we did! There were a couple of major issues that needed to be fixed. The next night we had the full detailed report to pass on to the sellers.

Bill Henning did an excellent job on the home inspection.  Before he started, he explained to me what he would do and how long it should take.  During the inspection, he took numerous pictures and covered every area of the house that needed inspection.  After the inspection, he called me and went over in detail everything he did and the areas that need work. He completed a thoruough report with pictures.   He also contacted subcontractorsnot connected to him to give me estimates on the repairs.  He followed up several times after the inspection to make sure I was clear on what needed to be done.  Bill was very professional and a nice man.

The service was great from the start. I requested information from Guardian Residential Services from their website and within fifteen minutes I received a response. I loved that! We needed the inspection done rather quickly because our closing date was moved up and they accommodated us. The 26 page report was very thorough, easy to understand, and had pictures of all the areas of concern; which was especially helpful in areas such as the attic where no one likes to go :)
