We contracted this company, even though we knew they were more expensive than others, because of a time constrain. They did schedule us right away and delivered on time, but with the non-existant follow up and the actual drawings we got, it was certainly not worthy the money.
This experience and service was beyond disappointing.
"Professional land surveyors have specific standards they have to adhere to. It would seem that the only way to make (member name removed) happy would be to fabricate the survey to her liking. Which no licensed surveyor would do. We have been in business for over 39 years and are known for being one of the most respected and accurate surveyors. We could add 100' per deed noted on the survey and that should appease the county. Our job is to document what is on the ground at the time of the survey. Our office spoke with (member name removed) on several occasions both on the phone as well as when she came into our office. We will gladly add the new wording that says the lot is 100' per the deed and send out new copies if that would make (member name removed) happy."
I talked to Jeff McClung at McClung surveying about a month earlier and explained that I wanted a survey done on a small parcel of land that I just purchased that neighbors my property. Jeff looked up the parcel id in question on Cobb County GIS and by just looking at that information warned me that my primary property was a non-conforming R20 lot. I needed 75 feet of road frontage which I don't have. Jeff suggested that I needed to protect my primary residence by not splitting the small parcel into two pieces and selling one. Jeff said I can get the 75 feet of road frontage by combining the two lots. Thus, I would be protecting the future marketability of my property and not require variances before adding on, rebuilding, etc.
Jeff was more concerned about explaining the risks to me and said he realized that his warning might keep him from getting the job since I wouldn't need the survey.
Eventually I had the survey done anyway and McClung in the process of surveying the parcel was able to explain to me a 20 year mystery as to why some of the measurements didn't seem to add up. A survey done 2 years ago did not explain the mystery. Note that the mystery was outside of the parcel being surveyed....but McClung went to the extra effort to show all of the neighboring property, thus clearing up the mystery.
I give McClung an A+++. I'm not sure that any other surveyor would have mentioned the non-confirming issue and then go the extra mile during the survey to clear up an issue outside of the parcel being survey.
