We bought a home last year Sept 2022. We were given Randy’s information by the realtor helping us. This is the first time buying a home for us. My mother and sister died in a car accident and I was awarded a little money. I used almost everything to buy my family this home. I trusted Randy to do a thorough job. We recently found out that our home has a roof with nails coming out of the shingles and fiberglass showing through. The roofers all are telling me that this has been this way for quite some time. Randy walked the roof and wrote the inspection saying that the roof was fine. We recently noticed a leak and got in attic to find black mold and a major leak. Insurance will not cover and now we are in a bind. We contacted Randy but he informed us that he can do nothing because it has been a yr. I have contacted an attorney in hopes that something can be done. I do believe now that the realtor and Randy have had this kind of relationship for awhile. I will continue to get on social media and to let everyone I can know about this horrible thing that he and Mrs Cindy Lou have done to me and my family. Buyers be aware of this guy!!

Randy was very thourough for out inspection prior to closing.

My wife and I found our dream home, or that is what we thought. After Randy inspected our home, he saved us from a $250,000 mistake. The house looked gorgeous from the outside, but the infrastructure was not. If we would have bought this house, it would have been nothing but a money pit and code violations in every critical component of the house. I spent 4 hours with Randy while he did the inspection and it was the best investment I ever made. I could have not asked for a better home inspection. I would recommend him to anyone, if you truly want to know about the house you are buying.

Randy was very knowledgeable. He showed up early and was able to walk me through the whole house. It was a very
educational experience. He provided good opinions on how he would personally handle some of the situations. I have his detailed report as a guide for minor repairs I plan to do on the house. I needed to contact Randy after the fact for

He was absolutely awesome! His inspection was very thorough and even gave suggestions on how to recognize potential future problems on the property. We would certainly use them again if we were ever in need of an inspection...without hesitation.

WIN arrived early to the house and was very friendly and professional. He explained what he would be doing and got right to work. My wife and I stayed for a while to observe him, and were very impressed with his knowledge. He answered all the questions we had in a very understandable way. We were very comfortable leaving him to complete the inspection. When we returned, 1 1/2 hours later, he had completed the inspection. The house was secured, lights off, and gates closed. Excellent experience. Upon receiving the detailed report, we saw it was very complete and accurate.

Inspector showed up on schedule. Randy was very helpful, thorough, and professional. He left no stone unturned. Went over the entire house, got onto the roof, got into the attic. Went in cabinets to check below sinks. Quick tested appliances. Checked electrical outlets. Everything you could think of to check, he checked, and then some.
Was told I would receive a detailed report by 8pm that night, received the detailed 20 page report before 5pm!
Would definitely recommend to another home buyer in the area!!

I called Win Home Inspections because of the reviews on Angie's List. Randy was a very nice guy and his home inspection was fairly priced however, I would have rather paid more and had a complete job done. The house we were buying was built in 1952. The appliances were clearly old so it seems to me that some effort would have been made to determine whether they worked or not. In fact there are problems with the stove, dishwasher and refrigerator. In his "full" report, Randy notes that he turned on the dishwasher and it appeared to work but he did not note whether it went thru the full cycle. Nor did he tell us that he wasn't making sure it went thru the full cycle while we were there with him. Nor did he make mention in the items for attention part of the report that he did not run it through a full cycle. . We were all present for the inspection so if he had told us at the time we might have paid more attention to the dishwasher. In fact what we found after closing was a dishwasher full of water in the bottom that had been sitting there since Randy turned it on but took it no further.
Next, the stove, Randy makes mention in his report that all of the oven elements turn on but he did not test them to see if they make it to a certain temp. Again this is mentioned in his full report but not in his items for attention. And again there were 4 of us present for the inspection besides Randy so if he wanted to move onto something else, all he had to do was tell us and we could have stood there to see if both the bake and broil elements worked. As it turns out the bake element in the oven does not work.
With regard to the refrigerator, Randy's report makes mention of the water line for the ice maker but guess what? It doesn't work!
Honestly, we were planning on replace the dishwasher anyway. The oven element is probably something that we can buy and replace. And the water line can probably be fixed. BUT these were all things that we could have asked for from the seller. The point is that we did not know and we did not know because Randy did not say anything while he was there. Lastly, when we got the first home inspection report, we discovered that Randy did not inspect the main power box or whatever you call the electrical thing that sits on the back of the house. Apparently, he did not do it because there was a bush in front of the power box. When our real estate agent found out that he did not inspect the electrical panel she had a fit! She called him back and told him he had to inspect it and sure enough there was something that had to be fixed. She took a hedge trimmer and cut some branches so he could inspect it. She could not believe that he would try to issue a home inspection report without looking at the electrical panel. Like I said, Randy was very nice and he was prompt and $250 seems reasonable. He did catch quite a few things in his inspection. All in all, I'm sure Randy does a good job but he did a really crummy job of verbally communicating about what he was checking and what he wasn't checking and then he does not highlight it in his report. All he had to do was say, "Hey, I'm going to move on to the next item, make sure the dishwasher runs the entire cycle or stand here and make sure both of the oven elements turn on. There were 4 of us hanging out with him yet he says nothing and we are under the impression everything works! With regard to the icemaker, I can't see how he missed that. There is a waterline behind the fridge and it is connected. My husband says it is something with the waterline under the sink. Again, can it be fixed? Probably. But I would have rather had the seller pay for it rather than me. That's what home inspection is all about.

"The task is not to test temperatures but to assure the item is functioning in response to the on and off switch. If it turns on and begins heating than it is functioning in the manner it is designed, there are + and - tolerances for all appliances and we can not test temperature responses because of the time of would take. Home inspectors can not move furniture or cut trees or bush's as an liability issue. If something is not accessible I make every effort possible short of doing something I am not allowed to do, to assure all aspects of the home are inspected. When I was called about the electrical panel, I agreed to come back at no charge to inspect the panel ounce the bush was removed."

He was there when I arrived (5 minutes late) and had already begun to examine the front of the house. Some of the items were minor in the house, but 2-3 items could have been major and that was enough for us to not continue.

Randy was wonderful. As a first time home buyer my husband and I did

Randy is great! Very professional and thorough - what a great value.
Cost $250.00 for the home inspection and then $50.00 for him to come
back a few weeks later and reinspect some items that the homeowners
agreed to fix for us.
Randy did it all - went on the roof, under
the home, provided pictures and detailed descriptions of everything.
Answered questions and took time to really explain everything. This was
most helpful, as we are 1st time home buyers. He was responsive when I
called and emailed me back when I had questions. He was on time and
ready to work. Would definitely use him again.

Called and left message. My call was promptly returned and we set a date and time for the inspection. Arrived promptly worked quickly and thoroughly to complete the inspection. Inspection was written up and emailed to me within a couple of hours, with very specific information and photographs included.

Randy Dutson arrived for the home inspection at the time he said he would. He walked through every part of the house and inspected all aspects of the home. Any area that needed work he attached photos to show what he meant. He was very thorough . The written report he sent to us the next day was comprehensive, easy to understand and gave us a clear picture of what was needed to be done in the house. He made himself available, by phone, to answer any questions we may have had. He is someone I would highly recommend.

Randy was awesome, prior to even scheduling he took the time to talk over the process and listen to the issues I had with the house. He showed up on time, and had answers to the questions I had a asked him regarding building codes from our phone conversation Went through the house with a fine tooth comb, and thank god he did! He found a lot of little things that add up to big money! Well worth the money. I felt like he took the time to address all of our concerns and he was very professional and knows the local area well. Randy knows his stuff.
