Apartments
My daughter is a student at SCAD and she and a friend of
hers rented a 3 bedroom apartment from Two Sun LLC (owned by Orren Wilson) from
June 2012 to May 2013. I would very
strongly recommend not doing business with this man since he doesn?t fix what
he says he will fix nor does he return the full amount of your security deposit
when he has no reason to withhold anything.
Her friend is a year ahead of her in school so we relied
on her friend to find an apartment because we live in South Florida and were
unable to participate in the search for a place for her to live. When we took her up a few days before she
started school we were deeply disappointed to find that the apartment was
absolutely filthy; so much so that my wife, daughter, and myself had to spend 2
full days cleaning it to make it livable.
In addition to mopping the floor 2 or 3 times to get the dirt off we thoroughly
cleaned the oven and the rest of the kitchen, the bathroom, the ceiling fans,
and the blinds which we put in the tub full of water to get the thick film of
dust off. I even took a Swiffer Sweeper
and ran it up and down the walls to get all the dirt off of them.
Also the bathroom window had a piece of cracked glass and
the wood was rotted. Both she and her
friend mentioned this to Orren Wilson and asked him to fix it but unfortunately
he chose to let it go until after they had moved out. Then he deducted the cost to fix the window
from their security deposit. Like many
other things in the house such as the wood floor which has many planks that
need replacing, the apartment, although livable, isn?t in the best of shape.
In addition there were a couple of other issues that he
never resolved. The leaky roof put ugly
stains in the ceiling and Mr. Wilson said he would patch it but he never did. Nor did he replace the AC filter which he
told me he would replace.
When we moved our daughter out of the apartment I left him
a voice mail stating that she was completely moved out but her friend and other
roommate had not moved their stuff out yet.
I made it a point to let him know that we cleaned up as much as possible
(the kitchen and her room) but we had no control over what her 2 roommates did
after we left. Unfortunately we were the
only ones that cleaned the apartment and her roommates didn?t clean when they
moved out. So she got penalized even though
the apartment was filthy to begin with and we did all we could to clean it upon
leaving.
Orren Wilson?s main concern is collecting rent, not
addressing any problems that his tenants have.
He mentioned to me that he has about 100 rental properties. But that isn?t any excuse for not fixing
problems. In his defense he did fix the leaking
roof and he fixed the refrigerator. But
he didn?t resolve all the problems even after he was asked on a few occasions
to do so. So do yourself a favor if you
are looking for some place to rent, if Orren Wilson is the landlord don?t
bother signing a lease with him. Just go
on to the next apartment.
