"Thanks for your comments [Member Name Removed] and I'm sorry for your disappointment. I do take issue with the items you listed as something we should have discovered, and let me take it point by point. 1. The inspection is not an energy audit. However, we do look for missing insulation, water leaks, and other thermal anomalies, but it's beyond any home inspectors scope to determine if you have an energy efficient house or not. And of course, we do not put photos in for things that are not an issue. 2. Leaky tub valve: It's been nine months and I don't think it's fair to blame us for something that likely developed since we were there. 3. Faucet: Same as above. 4. Scald guard: This is not something any inspector looks for. We do try and alert customers to hot scalding temperatures, though. 5. Gutters: We do not inspector for size of gutters. That is simply beyond the scope of the inspection and beyond the ASHI standards of practice. 6. Rotten siding: We spend around 30-45 minutes inspecting the exterior of houses and certainly look for issues with siding. So, without more info, I can't comment further on that. I can say we can't find everything wrong with any house. But we certainly take our time and try our best to. We are always up front with the items our inspections cover, and place it in our inspection agreement. I'm sorry if you overlooked those items and had different expectations."

Unfortunately, we don't always have answers to questions our clients may ask about the house. We do strive to be as knowledgeable as possible in what we need to be inspecting, and that is why we obtain continuing education credits each year to stay at the top of our game. Also, the inspection fee was actually $425, which is a reasonable price for a basement house. Thanks again for the feedback."
"I'm sorry you feel you had an unpleasant experience with us. As much as we try we can't guarantee we will find every defect in the house. But we sure try to, and that's why we spend several hours at each house. And the issues you feel we missed are considered very minor and are not having any functional impact on the house. The house in question was also occupied, so it is also possible this crack was created during the seller's move out. I'm just glad we did find the more critical issues in your house including the leaking plumbing vent boot. We try to set client expectations prior to the inspection and I'm sorry if we did not do a good job of that with you."

"Thank you very much for the review, we do appreciate it and enjoyed working with you. We also appreciate your comment regarding price, but do feel that having found active roof and plumbing leaks in that house, we saved you much more than the cost of the inspection, which was $475 plus the Radon testing. We may not be the cheapest inspectors (buyer beware), but most certainly are not the most expensive. Thank you again for your feedback."
"I'm sorry you were unhappy with the inspection and that you feel I missed these issues. As we discussed via email, and as I have responded in the two other reviews you posted on other websites, the heat buildup in the panel that your electrician found was not evident at the time of the inspection, which was over a year ago. I even reached out to your electrician on two separate occasions to find out what the deal was, and they never returned my calls. Which makes me skeptical that they found something that was so severe. I did in fact find several issues wrong with your electrical panel that were documented in the report, and that you said had been fixed. If that is the case, these additional items that the electrician claimed was wrong, a year after the inspection, would have been discovered at that time. And any modifications to circuit breakers would not be evident to a home inspector. I'm sorry for your trouble but disagree with your assessment of my inspection. I hope readers will instead appreciate the many other positive reviews I have that paint a more accurate picture of my service."
