This was a project I got done around 1997-98, a year or two after I moved into my current home. because I had water seeping into my basement. When the carpet got pulled up, it turns out the former owner had poorly refinished the basement, and the cement around the bathroom was deteriorating and falling into the red Georgia clay. I went with Trotter's estimate and got financing, since I could not afford to pay upfront. They told me they would put gravel around the drainage system. I did not realize this was not done until 2018-19 when I had a radon mitigation system installed at my house and when they dug up the area in the basement where the system was installed (up through the walls), the installer told me there was no gravel at all where it should have been. I was very disappointed that Trotter's employees did not do what they were supposed to do.

Our basement flooded in mid-February. We contacted Trotter as well as a few other companies. We were very impressed with the presentation and demonstration of work involved by Trotter. We scheduled the work to begin in March. At the same time, I was diagnosed with cancer, began chemotherapy AND the coronavirus hit. Trotter was so accommodating to us due to my situation. They came with a massive team and waterproofed our basement in ONE day. We are so pleased with the work they did and can now sigh with relief that our basement will not flood again!

It went very well. They worked over the perimeter of my basement, put a trench in and covered over very nicely. They were done in same day, removed all the concrete taken out and cleaned up very nicely afterward. They did a great job.

Couldn't be happier with Trotter's service and performance. Jim and Greg were very professional, knowledgeable and a pleasure to work with. Greg didn't try to sell us anything not needed. Miguel's crew installed the sump pump as contracted and cleaned up nicely. The days following installation we received 5+ inches of rain and the pump performed beautifully. I've already recommended them to 2 people.

Went very well. Dug trench on outside wall behind bushes. Repaired seal and installed new drain which will reroute water from future rain storms. Drain also protects adjacent water line. All work was done and job site was cleaner than it was before they did the work. Included replacement of underground gutter line which had been compromised/penetrated by roots at no additional charge. Completed the work in less than the estimated time. Highly recommend.

Excellent. They arrived on time for the estimate and for the job. The job was scheduled sooner than originally estimated and we were happy to have it completed before another big rainstorm. The demo and installation took about 6 hours and they were happy to make sure the foundation met the brick mason's needs.

I recently had a flood in a finished 2,500 sq. ft basement. This is rental property and thus a dire emergency. Thank you Trotter for coming to the rescue! Every one at Trotter and GreenSky financing exceeded my expectations. Tammy at the Trotter office was my contact person. She helped me arrange interest free one year financing. She provided me contact information for James Tuggle and he escalated the loan process. Joseph Saraceni provided an estimate without the scary, pushy long winded power point sales presentation given by the first company I interviewed. (That estimate was over 3 times higher to do the same thing.) Joseph also able to provide me contact information for a reputable demo and restoration guy named Joe G. After bidding out this job, Joe G provided the best bid and thus I hired him. Next, Jim Kitchens visited, reviewed Joseph's estimate, made sound recommendations, walked the property with me and pointed out landscaping issues that should also be addressed. This job took two days. Team leader Carlos was assisted by Elias M, Corey and Papa Chuy Blue Cruw. These gentlemen did a superior job! I live in a tiny gated Brookhaven community. Not only did these guys clean up, the yard looked better than ever! This job was completed with minimal disruption to the community. I am so grateful!!! My basement is now ready to be renovated to its previous beauty! Lesson learned: Before you finish your basement, call Trotter and let them make sure it is waterproofed! This is the only company I will ever recommend!

We are going elsewhere for the work. The company that advertises that they resolve drainage problems yet blow you off when you have a problem because it does not involve a basement that needs waterproofing is falsely advertising. A company that puts in French drains, but doesn't provide maintenance service on them is also questionable.

Very well. a 9-4 job and they left everything very clean. The sales rep, Brian was very professional, PM Jim very informative and Carlos, crew chief, very professional and conscious of my concerns. I had 4 bidders in my house to look the project over. All came from Angie's List. Two of those, I would not trust to come back in my house. One of those needed an additional 3 hours?? to look over the property and would not come back unless my wife was present. No costs given. I decided I was not buying a time share and cancelled the next appointment realizing I was being set up for some drastic overpricing preying on my ignorance. Unknown to him, I was a commercial contractor prior to retiring. Very glad I found Trotter.

They've been really good. The drain was good but they didn't really clean up really good. I thought they would. I was a little unhappy with that part. They did dig up the yard and they put it back and it looks good. That all worked. It was just the final touches. I'd like to say that you'd never know they were there but I didn't have the mud on my patio and on my house before they came. They were really, really good. They did try to rectify the things I brought to their attention.

Garage looks great! Unlike another quote I got, the sales rep was not the high-pressure type, which I appreciated. I was taken aback by the price a little, but it was the best I received. Quote and related diagrams were done with pen-and-paper, unlike a competitor who used an electronic system. Note that most of the waterproofing companies will price-match, so don't be afraid to shop around and ask questions! They left dust on the garage floor from the drilling, but there were multiple house projects going on so giving a B for professionalism.

It was a superb experience. The Trotter folks are consummate professionals: punctual, thorough, patient and good at explaining what they do to people who are new to it (like most customers). The work was performed on schedule and at the estimated cost. Since then, my basement has been dry, baby, DRY. We could not be happier with the both the service and the value we received from Trotter.

We contacted Trotter as a second company to verify the work needed to our crawlspace and foundations. We have some step cracks in a block foundation as well as some brick cracks in the front of house brick that have been there since we moved in 15-years ago. Greg McManious came to the house and walked it with my Wife. He did not have any concerns with the foundation as this was typical of 80's construction and Georgia soils. He said I could calk the foundation cracks and watch it if it continues to separate. The crawl space encapsulation was straight forward. He felt all that was needed based on the info I provided about standing water in the crawl, was an encapsulation and dehumidifier and condensation pump. Based on our conversations, I didn't have a need to install drains around the perimeter of the crawl as I don't have water intrusion. We reviews all the work to be performed, discussed what the next step was ready to go. We got a call the next day for Jim Kitchen, Project Super, to come to the house and discuss the work and make a material list. Jim came that Saturday and he and I discussed the work and what his team would need to perform the work. We completed the documentation and I provided the payment for the 1/3 deposit (Pay with cash or check, saves you a 3% credit card charge). I was then contacted by the scheduling person who said they had an opening for Thursday the next week. Confirmed and ready to go. Oscar and his team showed up, ready to go. I showed him the crawl entrance, electric outlets and water. They went right to work removing all of the large rocks, old piping left in my crawl and just junky debris. They then spent time scraping the dirt to level out the floor as best as possible. They installed the complete encapsulation system, dehumidifier and pump. It took them about 6 hours in total which was a reasonable time to me for the work to be done. Oscar and I looked over all the work and it looked great. We reviewed the operation of the dehumidifier and provided all of the instructions and paperwork. We went inside and finalized the paperwork (Transferable Lifetime Warranty sign off and contract) and mad our final payment. We shook hands and they finished the clean up and headed out. I happend to go back in the crawl to take photos for a friend and noticed a puddle of water near the pump. The pump was not working. I quickly contacted Jim via cell and text as well as the main office. They managed to get a hold of Oscar and told him to get another pump and return right away. I turned off the Dehumidifier so it would not make anymore water. They arrived back about 20 minutes later with new pump in hand and towels to clean up the water. They swapped out the faulty pump and cleaned up and was 100% done. From the first call to the last hand shake, Trotter Co, is one that I am very happy I selected! Everybody is very friendly, all of the personnel I encountered both on the phone and in person. From the first meeting to the last, professional is the only way to describe them. Price was right what I expected for the work completed and I know they will stand behind all of the work they performed. Everybody told me to call them back if there is anything wrong with anything. Again, I am very happy I decided to go with Trotter Co. for my crawl space encapsulation. Family owned company for generations. The current generation is doing a great job in my opinion!!

The gentleman who initially came to the houses to do and assessment was very nice.  He was punctual and very thorough in his explanations of what was going on and what had caused the water problems. 

They were on time and started work immediately.  They kept every thing clean as the worked.  They had to drill out concrete and at least one man was kept busy collecting that in wheel barrow and dumping in a truck.  When they finished it was almost as if they hadn't been there--except everything was fixed.  The men we dealt with were polite, punctual and delightful.  I couldn't be more pleased with our experience.


I hope I never have to have them to the houses again, but I wouldn't hesitate to call if I needed someone in their line of work.  We recommend Trotter whole heartedly.
